<gulp> I am close to terrified ! ...you must have nerves of steel !!! Well I am still struggling with my D&A / Planning Statement ..I did get examples from here ,,which HELPED. But I am still thinking that there MAY be stuff that they would be EXPECTING that I would miss ...or that I would not FORMAT it correctly. Sorry to be a forum pest ...Its just i keep reading how this document ALONE could well SWING it one way or another .. I still of course have my Pre-App advice letter, and I am presuming this would be the best guide for what they are looking for. So I have attached it, in hope someone could give me a steer or some examples or guidance ..or anything! I am sorry ..but I had to redact some of the personal info (as its in the public domain) ..but of course as I have spoken to a lot of regular good guys on here ..I have no issue with letting you know anything via PM PS I have also included my visibility Splay and Parking/Turning Plan. The road I am accessing has no footpath as you can see, Pavement and lay-bys are all on the OPPOSITE side (sadly). It is a VERY long access across their verge ...23 ft if i recall, most of this being grass. but i KNOW they don't want to hear about vehicles "backing out" regardless of view ..even though the road is VERY quiet and 30mph You can see by the Pre-App, for some reason this has caused them to FOCUS on this aspect of the plan ....And I am looking about the best way to mitigate. I have already had the house footprint "narrowed" to fit on the land ..and as you can see "shunting" it further back is not really possible ..its not a big house, but i don't want it to be narrow like a submarine..as i cant even watch Das Boot ...without feeling panicky ! Lot of Great Advice and examples ..Thanks !..I should get it all in before the end of the week. I have noticed that on some D&A Statements ...the writers ..(and I am presuming architects here?) seem to have a LOT of references to one Planning Act or another Town and Coutry this, sustainable housing that, Guidance for Conservation plan, such and the like ...Subclause 5, line 6, amendment so and so (i think you get the picture) So as i REALLY don't know any of these documents ..but of course i could read them all (and still be none the wiser) IS there a need, or indeed a requirement for a lot of this "legalese"? Would it make the app look better? ..more professional?

Those documents were VERY informative, and to be honest (from others I have read online) are very clear and detailed. Its no wonder they gave it to you !

not sure it was "dictating" basically they disagreed with the first stage of planning consultation as they felt that the removal of 3 hawthorn bushes (see above pic) would be a real detriment to the areas "character" or something like that ....I mean i have about 30 of them ALL along my land border ...(on the road side) ...but i needed to basically apply to cut 3 down as without this ...I wouldn't have a DRIVEWAY in ..so kind of essential . dont get me wrong ..I am not a "tree hater" and i tried to enter into dialogue to get guidance ..but the reply was plain and simple ....basically in simple terms it said " i am against the development because i don't think we should be cutting these 3 bushes" ...thats it. I was hoping for some guidance or advice ...but I am afraid if you need to trim a few trees around here you feel as welcome as Salman Rushdie at in IS Birthday Party. OUCH

To be honest i had the Tree Survey done a few weeks ago ..and you are right ..its heras fencing and signs and stuff. Not sure where i should put them though as NONE of the trees are on my land at all LOL..its a load of hawthorns growing along my fence here is a piccie

I can see lots of files for Planning Applications, the problem with the area I am in is that there is virtually NO parcels of land left. WE only got this strip as it was passed on from my wifes family as it was a small "paddock" ...a garden extension really. what this means is that almost (if not all) developments in this vicinity appear to be humongous 200/400 house developers plans, commercial and industrial ...and the odd extension, extra garage etc ....For the life of me I cannot find a SINGLE dwelling application that includes a D&A/P Statement anywhere! One I did find was DEEP into conservation/Archaelogical are and it was chock-full of stuff to do with Preservation, Digs and stuff ...The only thing Time Team would find on my land is some rusty mole traps and the odd ancient rubber dog toy

Hi Jamie, Yes I have the "Bible" ...I think its required reading for homebuilders! I guess because i went to shows and got "guide" prices for 2 years before it really started moving.... .. I have a load of numbers in my head and for some reason i pencilled them in at sort of "16k" for baseworks. Regarding the BNB ....I have a lot of trees (really just big scruffy bushes) on the other side of my fence on council / highway side and the tree officer seems to be keen to say the least. Almost everyone I have spoke t seem to think that BNB is "kinder" and easier to work with regarding RPZ (root protection zones) ...I am a layman ...So I don't know the in's and outs. My father was a groundworker most of his life(he is over 90 now), and I can recall being on sites and just seeing shutters, steelfixings, a great big tube of wet concrete constantly pumping or pouring and several guys vibrating with rods and smoking roll-ups but this was the 70's and I guess we have moved on

Well I almost have everything ready to submit my planning App The only thing remaining is the "Planning and Access Statement" I must admit after poking about online, I can find references to large commercial developments, and a few very small things for examples (like extensions and garages) I am building 1 house, and it is in Buckinghamshire (MK to be exact) and I am wondering does anyone have an "example" on what one should contain to satisfy the council? Most bewildering for me is that many seem to be referring legally to this and that Act or another ...sounds like the they were wrote by Juncker and his pals in brussels HELP

Hello Everyone, I am progressing with some quotes for the foundations for my Potton home. I must admit, the prices have me a little daunted as they seem to be a lot MORE than I was told about 6 months ago. I am not suggesting I am getting "shafted" but I want to run it past you guys to see what you think. I am building a Potton Timber Frame and have been advised that Block and Beam would be the way to go ....easier and more friendly on the surroundings (i.e better received by planners) The house area from looking at the architects footprint and adding on roughly 50cm around (I just did this to be on the safe side for my working out ...I am not sure if it actually done) ..I am coming up with an area of 121.81 Sq Metres with a Perimeter of 49.82 Sq Metres. Now I have the first quote and it is over £23k, I know this company is trusted and has done many foundations for timber frames...But does this seem expensive? I have snipped the basics from the quote below ..so you can see what it entails ...hopefully someone on here will know what some of the specifics mean thanks

Hi Ferdinand ...Well as you spoke the Tree Survey dropped into my inbox! IT was done a few weeks ago and is a great hulking 50 page thing ! The Tree Expert that came said he could "see no issues with the planning regarding trees" As i don't really have ANY trees on the land ....as it was a meadow (or the last bit of one) and the on;y trees to consider are the hawthorn hedge that runs directly outside the length of my property (basically screening the road) I don't want to take any out ..as i like the privacy ...but of course i have to be careful of root damage and because of this we have already "narrowed" the building across that side. Of course 2 or 3 of them will have to be removed to facilitate the road access ..but the visiting planning officers seemed acceptant to this ...especially as without an access the rest of the build becomes ...well....non-workable. Regarding landfil, from what i can gather it ceased use in the late 70's early 80's and through the 90's the new residents remember the land had "pipes" in it ...presumably vents? during this time there was no building on it ...and it was basically what you could term a village "green" ...it has now been heavily developed on, near and around.. Whilst there is still technically a "green" it also now surrounded by school, community centre, houses, paths etc etc ..all technically on top of the old landfill. Regarding distance ..i suppose my land is about 300-400m from the "green" which you could define as the old landfill centre.....but certainly the edge (looking at it on maps i have seen) would be closer than 250m to my land. I have asked about the term "material schedule" and apparently it is a turn of phrase that means NOTHING to do with timing. It's basically a list of exterior materials ....(as advised by Potton) ..Roof Tile, Brickwork. Cladding, Render, External Pipework ...etc etc ..mainly to do with "look" I am told

Thanks Peter, I know the EH thing relates to the Village conservation area, this was discussed at the meeting and prior also. The village itself is VERY old ....well certainly the church is 700+ and includes artwork on walls inside dating from this time..it is a beautiful building, surrounding this is what i would term the OLD village itself ...which probably comprises houses dating from 1600-1800 mainly cottage style with a few later older buildings. But around this was built in the 70/80's houses which are in the style of post war and even later ...some could describe them as large "wimpey style" even, and of course after this in recent 10 years there is an enormous construction which connects the village seamlessly to the larger urban mix ...2000-2010 and later properties ...you can imagine ..sloping rooves, large glass frontage ..very modern. All these properties are FAR closer to the Old Village center than my land, and I presume that is why it was a favourable application ...Also my design is called a "Heritage style" timber frame ....which is far more in keeping with the village "look" than properties far closer. It is a fact that the land does lie RIGHT on the border of the conservation area.., and is described as once belonging to the curtiledge of my in-laws house (which is a 1970 style) but it is VERY sheltered by its position and cannot be seen at all. I know one of the neighbours FAR closer had issues when planning an extension ....but it was due to the bloody ENORMOUS trees they have on their land...I think they were described as "ancient" and these are even marked on plans as TPO's? But luckily for me the oldest tree i have is a threadbare old cypress that was planted in the 90's and is only about 10 foot tall (phew)

Well I have cut and pasted below what i think are the relevant sections of my Pre-app advice. * the first one is dealing with "constraints" * the second mentions a "desktop study" phase 1 ... * the third is a list of what I need to submit ...it does not mention a phase 1 desktop study on soil?? but I took it from the previous entry on the pre-app advise that it would be "advised" what do you guys think ?

Designer? Some of the rooms looks like the waiting Area in a 1970's Mental Hospital (not from experience) and that lounge is pretentious and Uber-Drab-Olo (yes I have made that up so I can sound WITH IT TOO) I mean anyone can pour dulux once over lining paper, cast iron fireplace et al ! and look at all those books ..I BET the spine has never been cracked on any of them ... 3rd century pottery of the Phoenicians 7th editon !?! ....As Jim Royle would say "me ar*e" I mean these guys have lost the concept of value for money ...I couldn't believe what they paid ...I mean its no wonder they cant afford a new razor blade between them, and one of them appears to be wearing a pair of jeans he was bought by his mum when he was 10 I mean this is tragic ...I sense a "JustGiving" page in the making

IT's OK I am not literally doing that ... But I almost have everything ready to submit for planning and the last thing i was asked for is a desktop/phase1/soil survey ? And i have been trying I have contacted several companies . a) Some said they would get back to me ...but haven't b)Some insisted i should buy a "walkover" (it's a 40m x 10m plot in a meadow behind and was basically a "garden extension" for 30 years c)Some I contacted seemed to get hung up on the fact that i have been advised (to consider by the planners) that 40yrs ago ...there was a landfill under 250m away, should i be worried ? ..Well in the last 10 years they have allowed builds ..ON the landfill, next to the landfill and ..between my little plot and the landfill ...in fact there is very little green area left ..I am talking ESTATES with hundreds of Houses, Maisonettes, Shops and a Community centre ...oh and a school! all these surveys and fees and consultations and stuff are mounting up ...can anyone tell me the cheapest way to provide the council planners what they need here ? I mean its great soil ...great drainage..it used to be a paddock for grazing ponies. the problem is officials only every see it on a map ...if they actually stood there ...I am sure they would think coughing up another £500 for some guy with 7 letters after his name in a hazmat suit to kneel down with tweezers and a test tube is as crackers as opening a lap dancing bar in Kabul!

it could be a lot worse . if she was younger and the type that flounce around in a kaftan nailing wind chimes to anything that stands still long enough..then you would be in a world of pain...I got told.once that if i even cut branches on MY side it would hurt her trees and she would Sue me for it... she was as mad as a jar of wasps. .used to flING cat excrement back over my fence....I didn't even OWN A CAT thank God I moved! !

well I was into radio since 1979..bit only actually took my license in 2004...ssshhh. on another note...look what just arrived from merlin lazer! the basic one was out of stock. .so they upgraded me...all lovely leica kit and free next day shipping..170. for some reason it makes me FEEL like I know what I am doing LOL. wife wants it out of the lounge by tomorrow though. haha

well time is pressing Declan . living with in laws is nice but. ..not ideal. not sure about why it isn't adopted over the road. .possibly as the developer is still building on parts of the estate. ..water. .gas..and electric all said he same thing..and of course. .the road would need traffic management and knowing roadworks. ...I DOUBT that when the trench is dug once that all the services will be rushing to do it that day LOL. so that means potentially 3 digs and 3 charges and waits for traffic management approval...even IF the developer allows us to connect...and currently the lack of response means that we just are too small an issue to be replied to even...just no money in it for them...you know know how us LITTLE PEOPLE get treated. .. (sigh )

Good Afternoon All, As usual I am looking for a bit of advice. I am in the process of submitting full planning and have already had a "favourable" pre-app assessment/consultaion We are building a small house on some land we have acquired from our parents. We are in the process of also submitting a right of access to the road (which seems also to be going well..fingers crossed). Our main issue is SERVICES ...the problem we have is that the recent development "across the road" is unadopted and as far as we are able to ascertain we cannot get easily connected with anything ....further to that if we stay on the same side of the road ..its 100m at LEAST to the nearest curent point for only SOME services. We have consulted with Gas and Electric and Also Freshwater ..and they have advised us the easiest way could be to connect "through" our families property...(which they have no issue) and create a "wayleave?" into the deeds. So now we get to wastewater ....(and here it gets tricky) Our Parents are on a Cesspit ..have been for 30 years and SOME of the adjoining properties still are (as it is an old village) ..there is mains sewage now on their road ....but i suppose a few have thought if it ain't broke ....etc etc. So we stated off looking at various cesspits, treatments etc etc for our new house ...as we didnt fancy the idea of waste pipes struggling to shift (god knows what) 50 metres... I have just had a VERY interesting conversation with a company ...so I am looking for your guys learned knowledge. He has suggested a "pumping station" ..I have never come across them ?! I mean we are digging a services trench anyway for the rest of the services ....and we are also thinking that our parents sewage is also on that side of the house. so what do you think ...Pumping Station OK ...for building regs etc ? would it be simple to "connect up" or at the same time channel our parents waste to the mains sewage ? I plan on doing most of the donkey work myself ..any advice chaps? your help is as always appreciated I attach the pump that was recommended on PDF and also an image of our area Red = Our Land where we hope to Build Blue = Our Parents Land Green = the proposed path of other services FEKA_VS brochure.pdf

small world. well i used to like 40m Dx...but i had to take down the antenna due to complaints... but i fell into the 2/70 VHF rut and ended up chatting with locals all the time. I was the "young un" at 40 then and i got fed up and depressed with all the talk of prostates and tomato blight .. so i went D-Star and it all went too "gadgety" for me ...and i packed it all away. i have about 4 HF sets, 2 VHF Mobiles, too many tuners, PSU's and not to mention Goldlines and voice processor .... but you know? you cant buy haappines ...i could never recapture the early 80's talking to truckers in Wyoming on a President Grant USB ...£30 it cost me ...priceless! anyway i will shut up now or I will get a temp ban for off-topic and boring the readership. 73's to you all (oops)

thanks I have bit the bullet and got one online £160 for the full kit 24x Dumpy, Tripod and Staff delivered. Once i dont need it I will put it on the ads section on here ! Hold on ...i cant see an ads section ? On a forum I used to Admin on (Amateur Radio ...i know, i know) we grew a really active buy and swap section. It was so popular that we used to charge (nominal fee) to post adverts ....not for profit ...mainly for site costs, hosting etc ..we even had some left over for the Christmas Competition ..which sadly owners and admins couldnt win it was either that or the dreaded "BANNER AD's and POPUPS"..which when you are looking for a review on a Yaesu Radio.. ...cheap viagra, PPI and GO Compare ..is what you REALLY want !?!

I don't blame you Vijay, I have lost many a drill Key, /software Driver disk, Laptop Adaptor, extension lead ...even a set of ladders ! Lending stuff out LOL..my postcode is MK10 I may end up buying a cheapie, and reselling (as one person stated) ..I dont like being responsible for others tools either ....and I am careful. Your offer of help is very graciously received! as I am a datum-virgin! either way I have to make a decision soon as once the soil survey is done ...its only the spot levels i have remaining to add to my application ...and its getting to be quite a bundle ! In your (and others experience) is it better received on Paper ...i.e. A4 Paper, Rolled up charts and filled in forms, or all on a DVD/Pen Drive ..or a mixture? (the Application I mean) ..I suppose cloud is an option ....but I dont like to be too presumptive and look and risk offending a non-technophile ... (perhaps i worry too much!)
