  1. Well i have left the hole there for them ! fenced it off of course as i nearly fell in it twice LOL What you say makes PERFECT sense ....but it doesn't seem to work that way here 1. They won't send out (or even allocate you) a BCO until your application has been reviewed and validated. 2. To validate it you must complete the application (which includes questions and plans) and pay your fee. 3. Then you must ALSO answer any follow-up questions they have BEFORE the deadline BEFORE you get allocated a BCO and can have a site visit The application process takes about 6 weeks (after that you have to apply and PAY again, as its deemed EXPIRED) In that time you have to satisfy the BC department that the application is valid FIVE AND A HALF WEEKS AGO I submitted my app, and last week 20/04 I got asked for 6 more bits of information. My original application expires TODAY (sigh)
  2. Hi All, Well i have dug a bloody big hole! its 2m deep and almost 2m long and about 50cm wide. But it is as i thought ....the further you go down .,..the sandier and grittier it gets. I used the hose to fill it half way up ...which took ages ....and then i realised its because water just DISAPPEARS on this ground! The groundworker says its some of the best ground he has seen in 10 years ... but i think the BC will want something a bit more ....well official i keep seeing the below formula ....and talk of a 30cm hole ...but it goes down so fast, I am not sure the numbers make any sense, or is it my maths ! i mean inflow, outflow ...I am really confused. I take it they are looking for the values at "f" and "O". Does anybody know what these numbers should look like ? Please f= 10-3 2Vp O = as50 x f x D

  4. I will tell you what worked well for me,.... at once on a good day i caught 4 mice in ALL 4 traps.   6. Thanks, I have re-jigged the footprint to move it slightly more AWAY from the fence (and hence the bushes) so 2m on this side of the fence and at LEAST 0.6 over there ....so 2.6 from the bushes. I cant go any more as it will then be too close to the fence on the other side . By the way ... does anyone have an EXAMPLE of what they think BCO will expect for a) Percolation Test b) Water Consumption Figures I have tried the energy company ones and the on-line calculators ... but they either seem too basic ...or far too tricky to fill in thanks in advance
  7. No, thankfully not. Its great draining ground its 6-12 inches of loam / dark soil ...grading to a gravelly stony soil below ...pretty much all the way from what I have dug. Its the same with all the ground around here ...zero clay, zero sand but plenty of BIG bloody stones to bend a shovel on
  8. ok so forget the roof "tile area" of 195m2 ? If i look "top down" on my house "squared " it is 12.5m x 12.5m give or take the odd cm so 156.25 m2 But then if i remove the areas that dont have the building on it ...thats taking off 37.75 m2 So the total AREA of the building (and i suppose roof too) is about 118.5 m2 Does that make sense ?
  9. Well the trees are on the OTHER side of my fence ...They are Hawthorn bushes (in honesty about 4m high at most ..they have been there years ) ..scraggy and some are even dead ..choked with Ivy. But they are on council land ...so...But i think they are as big as they are ever going to get ...if they win the fight with the ivy that is ! The side of my house runs along this fence for about 12m and the finished masonry is planned to be no closer to the fence that 1.5m. the bushes vary on the other side from about 50cm to 1m away from the fence. So the foundations will sit at LEAST 2m from the trees How does that sound?
  10. thanks Ferdy, i did think that the incline may add to the volume per second ...or something, but i understand what you are saying. My roofer tells me the "area" of tile is 195m2 But the WHOLE area of my house footprint RECTANGLE is 12.5m x 12.5m Basically the whole grey square below ..and there is lots of cutouts too
  11. hmm.. thats a fair point Mr Jurassic sir. I wouldnt say its rural .... My issue is I am on a road (where I am the only building for on THAT side) for 500 yards each way There a new estate (circa 7 yrs) across the road, but i am told that it is "unadopted" and so I would need to seek permission to connect to ANYTHING over there. So we decided to connect ALL our services via our parents property/land ...which we effectively back-onto. This has the benefit (for them) of getting them OFF the cesspit and onto the mains in the road, but thinking about it there is also rainwater drains in the road ... The only think that scares me with that is the HORRENDOUS cost of connecting on the main road for Sewage already! as its 20m from their house across a road ....with all the red tape and stuff attached to that
  12. Evening All, Well work is about to commence on Friday ....so at LAST some soil will be shifted, as the council have "discharged" the necessary conditions. But today i received an email from Building control ...asking quite a few questions.... Some of them are straightforward regarding trees (actually scrawny bushes) and distance from foundations ..which of course i know off by heart ! Other questions about Land contamination and stuff ...I have had a soil and site report, so I guess i need to send it over (although planning already have EVERYTHING) ....strange? Soakway information ....well i need to check my calculations as the roofer said the area is 195m2 (it has a 50deg slope So I was thinking Polystorm ...but by god ....it will cost an arm and a leg ...Is there any other way ? The thing that REALLY confused me was the "Water Consumption Report" they want ...I went to some of these online jobbies and its like a maths question from 5th year ! .....and i missed that lesson I mean we have 3 toilets 1 shower 1 bath so of course 3 sinks and we also have 2 sinks in the kitchen and util room but there is only the 2 of us ...so its not like we will be draining the hoover dam How does everyone else work this out ? thanks in advance Ed

Well, i guess i will be meeting soon with the BCO and have the "talk" ... the issue i have is that none of the networks over the road from where my entrance will be are "adopted".. ..and nobody seems interested in little me wanting to connect ...and besides ..the road is busy too. Connecting via parents land was solving 2 problems at once ..connecting us up and them too. Plan B i suppose is to go ahead and pay the RIDICULOUS amount for connecting to mains, which is sad in a way as it will cost as much as the whole baseworks combined ...but such is life its all in the air ...as we need to focus all our finances at the moment to get the house up ..and then we will work out the connections and options ..priority is getting it up and dry I suppose i need to work out the fall ...as it is a long run below in the image b=road height (where my entrance will be) a=slab height (which will be approx 50cm above road datum) c=main sewer in street which is a deep 'un at 2.7m it is a long run. and i certainly dont want to 1. get any blockages on my parents land 2. have to dig TOO deep in that run between the 2 houses

Well, i need to get some alternative to the Mains sewer..because it looks like that won't be a financially achievable unless i leave the roof off I have a drawing of my land and house, with measurements Border 2, 3, and 5 are neighbours Border 4 is family and Border 1 is along a 25 foot across rough grass and hawthorn border ...until it reaches the road So I am looking for a Rainwater soakaway and a Sewage Solution in my spare area. I was going to put the rainwater crates in the middle of the back garden 5m from sunroom. But now if i have to squeeze another gravel pit .....it might be tight. what is a shame too is that the grass is lovely meadow grass ...and looks great... ..but ii suppose thats development PS I know the measurements for Border 3 is cocked up ..the rest are OK I think B3 should be 23m ...i was measureing in the rain with a blunt pencil
  15. Does anyone know if there are rules regarding 1. How close the drainage field can be to the waste treatment tank ? 2. Is there a rule regarding the drainage field ..in relation to other drainage fields ...i.e Poly-storm for top water ? 3. If they can they SHARE a combined soak-away ?

Well the ground is really good ...12 inches of loamy dark soil and under that its just feet and feet of gritty soil mixed with sand very easy to dig and build on (so I am told) ...no clay or anything like that ... when it rains it dries up FAST... ..but i fear i will NOT have the space required to live up to the "distance from border" ....The land is a DIAMOND shape ..elongated on one side. and my house sits in the FAT bit of the middle ...which is about 14m Wide. ...but then of course it narrows up FAST ..so to keep it 5m from both sides will be ...challenging if not impossible ..if i take 2 paces out of my back door (or where it WILL be) then I am already stood in a bit that is 10m wide ..the more i walk ..the narrower it gets ...hmmm
  17. hmmm. no watercourse ... rear garden is about 100ft long ....gets narrower as it get further away . widest point about 45ft ....narrowest is about 20 foot But i have already planned for a load of polystorm crates in the centre of it for top water what do you think ?
  18. Hi All, I have read a lot of the older posts on BH regarding these, and wondered if anyone had any recommendations. I had planned to put my new build onto Mains sewer, and for those that have read my other posts ..the plan was to channel through parents land to get to the closest access....moving them from an old brick cesspit too Sadly, the lateral that should have been there ..isn't and after spending a few hundred and digging up loads of their garden it appears "anecdotal" tales of the mythical ...spur to all properties ..is just that ...a distant race memory from the 1970's What led us to believe that there MAY be a lateral or spur there is the neighbours connected several years ago ...but this is where a can of worms well and TRULY opened ...apparently that connection is not "legal" according to the water board and no work or application was filed and that i cannot connect to that anyway as it breached this rule and that and the other ...they will now be contacting the homeowner as they have never received a penny in sewer charges .....OOOPS! ..Well how was I to know? (sigh) So now the alternative is for us to "core drill" at 2.7m deep at Main sewer which is about 20m away across a path, green verge and yes ...a road. I have had a few quotes and to be honest ...After everything is done ...I doubt i will have much change left from £15k-£17k ...Which is a killer for us. So I am back to thinking about an alternative ....We have a decent back garden (or will have) and i suppose the front is possible also .. We do KNOW about the older brick cesspits ....and to be honest ..we were not impressed ...emptying at least twice a year and then having to rod it several times also and being stood up to the knees in well ...PIT & SHISS ....Not i deal ..well of course this pit is 40 years old ... I am hoping there is a modern equivalent that doesnt smell in summer and that needs minimal maintenance ...OH, and keep the council happy. Easy?

Hi All, My Frame builder is due to deliver the building reg documents any day ( I am told) Although I am still waiting for the Discharge of conditions so I can start the groundwork ....(soon as well i hope) I did take the advice of a few on here, and contacted "Assent" Building control, originally I was going to go with the LABC/Council one. I must say though, the quote i got from Assent was a little heavier than i thought ....about 30-40% over LABC, perpahs there are reasons ...it does seem to mention a lot of "stuff" ....which i didn't think i would get, and to be fair probably don't want. What do you guys think?
  20. Which is where I currently stand. the neighbours manhole is about 6 foot from our soil stack manhole. It would be a simple matter of diverting the current config to run to theirs instead of down the garden ... ...but alas ...life is not that simple. 1. 1 am not sure if i would like someone to connect on my land, digging up my block paving etc, etc, but i could be "persuaded" i guess 2. However...Some people are very "private" and are not easily approachable and so a "sorry, but no" would be almost assured in this case Its the way it is
  21. sadly I do! there are drains right across the road ....but they are "unadopted" as are ALL the services there What this means ...is that after making a dozen enquiries, sending letters and trying to get an answer about connecting to services that still belong to the developer.. ...tumble weed !! nada! zip! I am guessing that building hundreds of homes for circa 400k each means that I (with my little house) am completely INSIGNIFICANT and don't warrant a response. I was told not to expect one , and they did not dissappoint Sadly apart from across the road, the closest connection on OUR side is almost 100 metres on public rd (you don't want to HEAR the quote we got!) ...hence the trench via our parents land
  22. I will tell you what ...these dowsing rods i got off eBay for a fiver are a bit mysterious. I went over a big rug downstairs 8ft x 6ft and they did not "cross" but i told my wife to put a coin under somewhere (a 2p) and the damn things found it. Even though i didn't know where it was ....several times too ?!? its all a bit Paranormal for me ! .....but i have no IDEA how it works ...they are 2 bent brass rods in copper tubes I don't believe in all that normally, but there you go ...perhaps i should get the tarot cards out for my Building control man ..I wonder CAN it detect an empty clay pipe a few feet down ??
  23. thanks Ian ....next job on the list! Well i finally heard back from planning today .... any chance of the ground getting broke in 2 weeks is gone ... I have had to let the builder know Apparently Drainage and site level conditions go through BC, even though the conditions are applied via the planning dept.. BC have at 21 day period ...but it will be more than likely 4-6 weeks currently . And until i get sign off on the preconditions ..NOTHING can be done on the land ...i would start crying, but my polystorm crates wouldnt holld the volume
