  4. We're on tomato with solar pv and a heatpump, never really checked much more beyond the 5p bit!.. I recon it's 20% cheaper then Octopus Cosy based off the last three months with them vs last year!
  5. Brick and block, high end bungalow £2400 main contractor for it all, except original property, including demolition job. Ticked every bloody options box along the way as well..... Pleased it's over. Assume around £2100 for a main contractor, hands off, good sized good quality well featured home would be my estimate! Add more depending on how far above average you're going. Add lots more if you're into silly kitchens, home automation, architectual features.... Take off if you're able to put your job and life on hold and properly shoulder it. Not for the average Joe. My Gin bill would have paid for a swimming pool. Edit.... also to add... The price you start off with and what you end up with are different price points. Be very careful.
  6. Yeah our sparky, great guy, £75 for first 30mins! Adds up fast, but the guys brilliant. £200 for that work is a bit much, but there are much more expensive ways to learn that lesson. Some can find it be £1000s and £1000s!
  7. Any pics of the work he did? What was the actual work? was it up a ladder, silicone along the joint and down the ladder? For a couple £hundred.. Travel, working at height, mid stormy season.... Hour or two of work? I've heard worse....
  8. We had to have one for storm attenuation, got Ducting and power... Albeit I intend to use for summer watering! As now water meter means it's not cost effective to invest anything else!

  10. Our expanded even more when wet! When in the cavity didn't seem an issue, but if outside it made it impossible to fit between the blocks. Caught the brickies tearing it in half as they got to the top, to save climbing down for more, so ended up daily inspecting to ensure they didn't! As I didn't trust the sods.
  11. I'd have said closer to £2500 for primary! £2k seems very reasonable, but then we've been out of it for 18 months now. I would recommend a main contractor, especially if you've got a business to run. PMing is a full time role, highly stressful and if you've never delt with the building world before you'll have headaches at ever corner. It is really not for the faint hearted, and a false economy when it starts to go wrong
  12. Multiple En suites are up there with wooden kitchen surfaces, outdoor kitchens,dining rooms and resin driveways etc..... Great in theory but in the real world have real world draw backs. With en suites it's the amount of additional clesning... 5 toilets a week, 5 basins, 4 showers, 4 tiled floors etc... It really adds up!! Jack and Jill, or just additional "general" access bathrooms vets my vote.
  13. Another vote for a dehumidifier! Centrally located, empty twice a week, 20 second job!

  15. How's the rest of the house? 150mm to 200mm is a big step, for disproportionate improvement.... Especially if rest of the house is lacking!
  16. Considered a slate cladding type? Small tiles, more grout lines, better able to breath and would match your overall colour scheme?
  17. Check that cavity as well, how much rubble is in there? Beyond where you have rightly taken out a brick to check. All being said, this can be fixed!
  18. This! And keep an eye on the quality of the work. You should have drawings that stipulate the amount if insulation to be installed? They form part of the contract of work needed, for payment to be made.
  19. Have you paid the full balence? How complete is the work? . Cavity wall insulation can be retrofitted, and based in the imagine you've got of the roof pushing rockwool down the void with a broom is an option.
  20. They are very prone to leak, so consider a decent slope for water run off and seal it all very thoroughly!

  22. I got an identical email! I'm torn, but as they say their records say it needs doing in September 2025 it's one I will delay! Have to admit these servicing costs really add up! £250 + for electric gate (lots of greasing, fair enough) £90 + for double garage door (it sticks occasionally and needs adjusting under warranty so probably need to pay it to keep up with it) £250 for ASHP, questionable but warranty!? Air con units another one, can't remember but I've got one free service remaining!
  23. We have porcelain tiles, and they don't get slippy.... But I do brush them down after heavy rain to keep them looking good! 😁 In the summer fairy up liquid, and a large broom every few weeks... Because they match the kitchen tiles and we have large sliders... having the same tile inside and our a flush threshold.. looks ace! Just a shame it's also a massive (expletive deleted)ing cold bridge because I took my eye off the build for one minute.... DAMN!
  24. 2 bricks ideally. I'd possibly compromise that with an acro drain and render covering above DPC. Not best practise, but personal preference.
