Is that where it puddles by any chance or drains? How long since it's rained for you? We have it odd that after rain, as it dries... Some individual blocks look wet still, then lots around are dry... Almost dries like a checkerboars. Soon all driws the same.

Check check and check again! Some bellend changed the style of the windows, and builder failed to spot it... So we ended up with windows different to what we wanted to. Caused a lot of upset for many weeks... Our biggest build emotions.... But now forgotten and accepted. But windows can be one if the biggest single purchases, with so much choice and made to measure etc. We have the smart ally system and very happy with the windows, we just didnt want a central mullion l... Rather a single large pane of glass... But someone added the mullion be cause our windows were too big for single pane, but nobody told us until they arrived. -

Anti crack mat for sure! We installed one, and still see a few cracks in the grout which need redoing, but touch wood no other issues. Similar sqm to you, laid in 75mm ish sand and cement. -

How often do you get flooded? During those circumstances I'd imagine you're gunna have bigger worries to work through!!! -

How much insulation have you got below the UFH? And in the house in general? Tog slow the heat transfer , but don't stop it. Providing you have a good amount of insulation below you might not need to be too over zealous with the underlay, if there is a risk of compromising actual usability. (Ironic as we spent a couple grand on low tog carpet underlay, likely with a ROI beyond my own life span... But hey ho... ) -

That gap between the block and historical stone work has got to be a major weak point to focus attention in?

Bitumen down first, concrete over the top, bitumen on top? Double layers of water resistance?

And yes, we had a fused spur fitted, we installed it near the light switch, but would possibly install it nearer the window next time? It is switched, so it does mean when we are away we can just disable each of the blinds to keep them perm open/closed, so that is a very small benefit? Kitchen we have 4 switches in place of a 4 way fused spur as we couldn't find a fused spur at the time , so the 'temp' solution remains...

When all is said and done, we need to draw straws for who will sneak round once a month and pour water down your walls, just to keep the story going..... this thread is becoming increasingly captivating for me now!! 😁

What's up with the bottom corner of that window? That looks suspicious to me? But mostly that rendered wall, totally breaches your DPC, and if you have driving rain on that corner you are guaranteed problems. What is it? Who built it? Why is it rendered to the floor? Def remove socket (power off) and have a poke around with a damp meter....tskr a large photo of the wall and "plot" readings to see if that gives you a central location/worse zone to focus on.

Install a slit drain/narrow drain, and tile either side? Bit like what we did with a semi flush patio.

Wow, that post reminded me of times gone by! Yes... That loneliness was so heavy at times. Exactly as you put it. We're approaching 2 years since move in, and 6 months since 'finished', and I still very regularly look back through photos of the harrowing times we went through "alone" a... But boy I have I learnt even the deepest of wounds heal, and it's amazing what you look back on and laugh..... Deeper the shit, the funnier the story you eventually tell.
