  1. no need to cut anything if you use the correct terminal. the ones that fit the metal ducting were less than £3. We ran a batten noggin either side so the boarders had something to screw them too as if you did the job properly and filled the ceiling void with insulation it wants to push down on them so they need support to stop them popping out.
  2. of course you can extend once PD kicks in. Clear justification is not 'just in case you extend' it must be overriding and proportionate.

  5. removal of PD rights is not looked on favourably by appeal inspectors. The National Planning Policy Framework (the NPPF), the granddaddy of planning policies, states that (paragraph 52): “…planning conditions should not be used to restrict national permitted development rights unless there is clear justification to do so.”
 The government’s national Planning Practice Guidance (the PPG) goes further, says that: “Conditions restricting the future use of permitted development rights or changes of use may not pass the test of reasonableness or necessity.”
  6. our plant room was like a furnace until i lagged everything. press fit is ok where you have room for the big machine, our plumber did it old fashioned way.
  7. Even the slowest plumber can plumb a hot water cylinder and heatpump in 3 days, ignoring everything else. Sparks has half day couple rotary isolaters and wire the immersion. It's a 3 way valve, supply and return not rocket science. 3 x 300 per day £900. For a priced job id expect day and half tops. Takes longer to insulate all the pipework than solder it together!
  8. We have ours set very very simple. Dial in a temp you want and leave it on auto. in our case we chose 16C and if its above this it will cool if its below it will heat. DHW will override this depending on how you set it.
  9. they come with metal plaster in terminals with a thread inside to screw the cap into and adjust flow etc. what have you got ?

  12. if the sewer isn't that busy when you lift the lid, id be tempted to just put a chamber in myself to divert it around the footings and then plead ignorance on the buildover application. Or just pay the 10k and get it done in the road ? All depends on your risk appetite.
  13. you basically have the same setup we have. panasonic aquera Zehnder Q350 UFH loop fancoils ran off UFH loop. towel rads with electic element and smart breaker to control them all at same time. you could lose nearly all the kit under your stairs i would think. Pozi joists 305mm no smaller or you wont get the mvhr duct in, and dont do what I did and fit the pozi's thinking i could get the ducting in after, you cant! poke in the lengths of tube as you go and cut them to fit later. Also look at tile vents if you have accessible roof space for the mvhr intake/exhaust to save punching unsightly holes in the walls.
  14. allways easier to use cavity closers built in ass you go. Tape the closer to the inside skin using the proper cloth airtightness tape.
  15. we have a passive equivalent slab using block and beam. Marmox perimeter to eliminate any thermal bridging, 150mm PIR or if you have depth 300mmm XPS for same price.
  16. first step, have you had a professional QS done so you know what your 'should' be paying ? If not get one donwe asap, couple hundred quid.
  17. submit form 7 part 1, wait and receive the nil liability notice. submit form 6 commencement notice. when complete submit form 7 part2 done. our CIL was not interested in any of the low level minutia, its pureley a paperwork excersie. I'd do step2 before a single contractor stepped on site.

  20. plenty of good kids out there, itys terrible they have been let down so badly by the system in preparing them for life. I dont remeber it being this bad when UNI was restricted to higher achievers and trade schools / BTEC/YTS for the rest of us. I'd rate a good trade over any highly paid paper pusher office worker / legal / nhs any day of the week.

  24. The education system has had it. Aged 18 kids leaving who cant do basic English and maths. What have the useless teachers being doing for 15 years apart from filling their heads with lefty crap ? We had a work experience lad, nice kid, couldn't do basic math in his head. Asked him what he was expecting in his exams, B and A for everything. It's criminal how badly they have been let down. And the comedy you see when offstead do an inspection and the heads all start wailing and crying saying the stress is killing them. pah.
  25. bit like saying a combi is better as you dont need to bother insulating. ASHP for cooling is new, the MCS 'professionals' are not done ripping people off for heating let alone not being able to rip them off for 2 ASHP one for heating and one for cooling!
