  1. If you are wanting to put the exact same flooring throughout then A. If you are using different flooring in bedroom to landing you could make an argument for B/C, but it might look too busy

  4. It took me a while to realise that it is my job as the builder to prove to the building inspector that my work complied with building regs, rather than assuming that the inspector can see that the work meets the regs.

  6. Some lenders won't lend on properties with flying freeholds. Therefore they may ask you to repay the loan in a worst case scenario. If you are keeping the properties for the long term and are happy to renew the mortgage deal with Birmingham Midshires then you probably don't need to rock the boat until you are financially able to repay the loan if required
  7. There have been situations recently of private inspection firms going bust, then having to revert to LABC anyway. Personally I have used both and happy with either. LABC probably do more jobs so more likely to know your ground conditions etc if that might be an issue
  8. Way easier to hire a digger+driver combo. When you look at hire prices you are basically paying a £100 a day for the driver. Look on Facebook marketplace etc. As the driver will know their machine inside and out they will get that dug out and footings dug in a week or less

  10. Is the block wall on your property? If so that may make a difference. Start by asking the neighbors they might appreciate the privacy and then you could just go ahead without worrying about planning permission

  12. Who does the wall on the boundary belong to? If it is your wall then you would be liable for damage on your own wall, so I would just wing it without a PWA.

  15. Powder adhesive is for wall and floor tiles. Ready mix adhesive is for DIY. This sounds like 100% user error, but without seeing what has happened I can't tell you what you did wrong!

  17. If I am understanding this right the two storey element will be as far back as your neighbour's two storey building? The juliet balcony may prove problematic, and you could make the planners look on it more favourably by hipping rather than gable ending the wall. No harm in submitting the application but being prepared to listen to the officer and modify it part way through
  18. Battens usually refer to 2x1 timber on the outside of the roof to nail in the rows of tiles/slates
  19. I think you are referring to ceiling joists. The span determines the size of timber needed. I'm guessing 3x2 or 4x2 will do as it only looks like a 3m span. The distance between the ceiling joists is determined by the rafter spacing.
