  1. If it is a "quote" there is a time limit to accept - ours was 3 months if I remember right, after that they can requote and the chances are it will be more.
  2. Does The price include VAT? if it does it should not as it is connection to new property. What is the split between Non-contestable and contestable ? You will only be able to get a contractor to do the contestable element yourself. To dig up a road, you will need a permit from the council (££), and use one of their approved contractors (££). You may need to provide a design of traffic management (££) , you will need to provide traffic management (££) , and there will be further cost is the road needs closing. - this equated to about £3500 - in 2020 for our water meter in a lane as it had to be closed as it was less than 5m wide. Also there is a chance that if you do it yourself it will VAT rated, as it is works outside "the site". With only the final non-contestable connection being VAT free. Our electric was almost £40k :-
  3. Have you changed the filters? When started to commission ours we found a big difference once we changed them, it had been running for about 6 months so the filters were quite a site. + 1 :- The filters , here look like the ones in out Vent Axia, we have 4 set of frames lots and get the sewing machine out every so often, large sheet of about 2x1m for about a tenner from RS.

  6. Doors might be "wood" but aren't "solid timber" ...from their website "Construction: Solid ash frame, with MDF ash, veneered centre panel". If you are thinking about buying a kitchen from an expensive place like M.gnet, who's main business is selling and then stripping and then painting it, it would be best just to go to somewhere that sprays to any colour. May even be cheaper to go to a cabinet maker who does system type work and get them to make one, Ludlow is a Shaker design that all suppliers do.

  8. Can you not extend the build insurance ? We had to do this monthly for a few months until we got a completion certificate [not cheap though] , and once we had one we could get normal household insurance, and then we moved our official place of residence to the new house, ensuring its was never unoccupied for the terms of the insurance, and left our son as sole occupant on the old house.
  9. if your after 400mm thickness you will struggle with 2 x 200mm, as the measurement is at its most fluffiest - if you get what I mean, and the bottom layer will crush. We used 3x 200mm layers to get to 500mm and still had to do a bit of "filling", you loose a bit in the width when you push it together, also the eaves seem to eat it when you stuff it in there. The price has increased phenomenally, I've just had a look back in my notes, and we were paying £16.50 a roll at the beginning of April 21, and it went up to £21 middle of April.21

  11. We used local farmer with telehandler, seemed expensive at £40 per hour, but a lot lot cheaper overall than hiring one, as really its only need a few hours per week. Also he could drive it well, and no problem with it getting nicked.
  12. You have a small bit of mortar slipped here, worth getting it fixed. If those are fabricated arches, it could pop the slips off, worth fixing even if they are real arches. Stitch in time

Single boxes have a habit of hiding, and only show their face when you have bought a replacement, just like tape measures.

Don't forget you can claim for things that you may well be installing after the builder has completed [must be in the 3 months after "completion"] such as blinds to windows, hard flooring such as laminate / engineered wood [not carpet], toilet rolls holders [as long as they are attached to the wall], curtain rails [but not curtains]. We did have several invoices in the names of trades, but which we paid by credit card, but made it clear in the covering letter, noting the invoice numbers, that the merchants would only deal with account holders, and we'd paid them ourselves and credit card bills / bank statements were available should they be needed to show we had paid for the items ourselves.
  17. If a tradesman says "I can get it cheaper" they probably can't. So if you are in a position, ask for labour only price, order the stuff yourself and ensure its on site when they get there. A lot of the one person companies prefer it as it keeps them under the VAT registration limit. And if new build you can claim the VAT back, but if an unregistered company buys the stuff, they will charge you the VAT, and you can't claim it back.
  18. We had ProActive self build insurance. Bought through the Insurance broker in our village. I think we started out with 1 year (Feb 20, pre COVID), then extended 6 month, and again 6 months, and then had to extend monthly for 4 months. about £1k a year, We did get stung when we had to increase the sum insured on the buildings when we took out our self build mortgage and they came up with a rebuild figure higher than we originally had insured for. The Selfbuild mortgage lender, wanted employers liability, public liability, and buildings, all of which we had in the self build insurance policy anyway.

Me and lad prepped & laid and taped underlay & generally made sure the joiner had plenty of boards available, so he could concentrate on joinery type things. Mrs, generally cracking the whip, providing refreshments, and ensuring we kept a clean ship. So one Tradesman & 3 skivvies at your rates is £3362, for a day and half work.   23. @Nick1c We have the Fakro ones as well, and the motor is slow, however the manual for the motor does suggest there is a programmable parameter to change the speed.   24. Found mine driving around by chance. Just before shutdown. A renovator in the next village was taking some down, so pulled up and asked him. £50 for farmer with trailer [and tractor !] to bring them to site. They're always on Facebook eBay, etc. I would go with buying, if you don't know how long you need them, and can be assured they will be returned in the same condition. Maybe worth ringing up the demo contractor to see if he / he knows anyone with some that they want to sell. They will come in useful at various stages of the build. So today got our box of 4 lever arch files back from HRMC, with a letter saying they agreed with everything except one invoice, which was ironically receipt number 1, for tree removal, that shouldn't had been charged VAT on. We did have a conversation at the time, Back in the summer of 2019!. But we did not have the conditions fully discharged at the time, so he didn't want to upset the VAT man, and before I discovered here. So 500 odd receipts:- There were lots of Shop type receipts [Wickes / Screwfix even 1 B&M] Which I stapled to A4 paper. I used my own numbering system, which I printed sequential numbers on small labels, and stuck them on each invoice. I used my own Excel Sheet instead of theirs. I had material invoices in the names of my tradesmen, which I had paid via credit card, due to them having accounts at suppliers and the not supplying direct to me. This I explained in the covering letter, with the numbers of invoices, and explained that Credit card statements could be provided to verify if necessary. I had invoices with the old home address on as they were delivered there, and again explained this in the covering letter. I had lots of invoices that were printed off PDF's. I had invoices with the word's copy water marked across them. They accepted the internal blinds. The invoice for the venting hob got through ! The bit I was most worried about was the bulk buildings materials that had to come through my ground worker due to not having access to builders merchant. I crossed things out of receipts that were not claimable. I crossed delivery out if not applicable, and I remembered. So all in all happy, they say it will paid by BACS in 10 days [watch this space].
