Looking dead good ! Redundancy feels like a kick in the teeth at first . But as you have found out - it can be taken as a positive sign . Onwards and upwards ! 👍 -
Had an outdoor led post light fail ( built in LED’s so no chance of fixing ) . Needless to say I will not have a cable go to waste ! Was thinking of some path lighting ( led strips ) to the front door . Pointless fannying around for sure ! Any recommendations? . Want some new strips ( maybe in a channel ? ; can’t recess that so surface mount ) . Are all outdoor led strips born equal ?

I think what you need here is to experiment a bit and keep it simple . So cat5 everywhere for future possibilities. Then perhaps a room that is asking for automation . Bathroom lighting is a good one . Shelly do a battery motion / humidity / temperature ( it’s rechargeable ) sensor . I have this it seems really good tbf . Then ‘normal ‘ lighting wiring with a Shelly above the light fitting . No hub . Someone in bathroom lights on . Vacant for x seconds - lights off . That is very simple to setup ( but as said you wouldn’t do your entire house like that ! ) . You could extend it a tiny bit more by having temperature turn on/off ufh in bathroom . Thats just 3 components, all Shelly ; nice and easy - give you taste of HA .

Agree I’m open plan also and use aqara fp2 to zone for lighting . The phone with you is just to test the ‘who’ stuff ( currently experimenting! ) . So having your phone with you not a requirement. Other than that lights all come on automatically depending on time of day , luminosity , projector on ,; same with music - doorbell pushed , music pauses , Alexa make announcement , I determine to open the door or not , music continues. All good fun !

The best bit I think is the automation of things; specifically lighting . Whilst I haven’t developed mind reading mode I am on the cusp of ‘who’ is in the room and their specific lighting based on projector on etc etc etc . Obviously you need your phone with you to ‘identify’ you - we tend to carry our phones with us anyway . If a specific ‘mode’ is required I tend to do it via Alexa as physically walking to a switch is too much like hard work .

The deed of Covent was for the tenant to sign I.e abide by the lease . So I’m in breach if the tenant doesn’t sign !!! . I had to ‘force’ the tenant to sign by saying otherwise it would be s21 ! I can’t hold a gun to the tenants head . Technically the lease requesting this ; is where I was stuck . They have the sublet form ( just for me to sign ) and the deed of covenant as signed by the tenant . I dispute fees - remember they’ve said no administration breakdown can be provided ; it’s a registration fee ….. I’ve told them to take legal action . It wouldn’t surprise me if the freeholder is completely unaware of this and simply the freeholders agent seeing free and easy money for doing nothing . The agent ; simarc ; states I need to open a dispute via ‘their’ internal method . Well that’s BS - isn’t it . I’m not going to kangaroo court . The principle overrides what in essence is a few hundred quid .

As it’s a management company you deal with I.e not the freeholder directly I do wonder if there’s some commission to be made ??

Not sure where to post this - this seemed the most suitable forum. I'm on property tribes with this and have spoken to lease-org - not really getting much luck. The freeholder for some crappy flats has suddenly asked for a sublet fee and a deed of covenant with the tenant fee. We've argued the toss as you can imagine. Anyway I finally got the required paperwork to them. I dispute the fee's around £150 each. I asked for a breakdown of the costs i.e. too see the administration of the 'work' involved. They couldn't provide any. Because there is no work and in their own wording a 'registration' fee. I've offered as stipulated by the lease ( "not less than £50 + vat" ). So £100+vat for both. They've reduced their 'generous' offer a bit. But there's a principle here. Why should I give anyone free money for doing (expletive deleted) all. They now claim I'm still in breach because I haven't paid the fee they want. I've told them to take legal action. But is it fair to assume there's not a lot they can do?. In an extreme situation if we did end up in court it's them that need to justify their costs to a judge. Just wondering if anyone else has had any experience of "fee negotiation " .....

Vat claim and sign off

You can submit vat reclaim within 6 months of sign off . Can you still claim after sign off - don’t know . Scares me too much so I delayed sign off until I had spent on pretty much everything . Plus I don’t trust Hmrc ….. -

Since tipping the unit back a bit and wedging the heat exchanger up at the front no water has come through the front panel . Water still pools in the non drained side though . New water free trap turned up today so will look at linking them together into the outlet . -
It’s a bit like my HMO’s . The emergency lighting has to last 3 hours …. In an emergency e.g fire - I reckon most people would be out in a bit less than 3 hours . Why 3 hours ? Who knows … more overkill I think .
