Don’t go creating scenarios! . I’ve dealt with knife attacks , drugs , alleged rape , drink , police - that was just all from 1 tenant and lasted 3 months . If they trip and land on a knife in the dishwasher then I’ll eat my shorts !

Builders done a good job on the ‘bar’ - step is no longer a hazard . Have put up a ‘mind the step’ warning sign anyway .

Yep ! Im sat here and I can see one of the guys has put his push bike on the front garden path and gone in the house . Not a problem ; but he’s asking for it to be nicked !!

Oh we’ve been there ! luckily with geniushub and say a heater in a room the graph does a nice linear line - so you know there’s an issue . Also suspicious when room is set at 20 degrees ; rads off but rooms at 24 degrees . i know all their tricks !

Just an update Since removing both UniFi ap units have had zero issues . Cctv working no probs. WiFi on site fine - admittedly weaker in the loft room . Devolo plugs for wired access in bedrooms no issues . Geniushub heating no issues apart from tenants expecting a 17 degree room to get to 21 degrees instantly ( these are engineers would you believe ! )

I was meant to clad in larch . But it did colours and needs maintenance. Not idea in my view - want less work not more ! So went for cladding - looks great -

I think i’ll Drink a bottle of champagne ? once the grouting starts . It’s easy to do - just point it nice . Just do it as Nike might say !!

The ASHP cylinder will also be in the utility room hence the cylinder - only place for it . Runs to taps etc. none are excessively far . I *suppose* I could drill 4 large holes so at least cold & hot each have a hole per ‘circuit’ I.e upstairs and downstairs.

Hey all, Looking a bit ahead here, but thought it was worth asking now! My water in are below ground at the front of the build in a utility cupboard (Hot via ASHP ; doesn't exist yet!) But! I have a concrete block load bearing wall in the way. I want to try and keep it all neat. As I have below ground (kitchen) and above ground (bedrooms & bathrooms) I thought it made sense to split and have 2 manifolds for each (1 hot, 1 cold). I want no joints. So every run will be per item. So!; do I drill out 2 big holes in my concrete wall and pass the entire pipework through each one? - problem is it won't be particularly neat at this point. i.e. jumble of pipe going through a hole. Not really ideal. I could ( I suppose ) drill a hole per pipe. But on the upstairs for example off the top of my head there would be ( bathroom h+c, sink h+c, shower h+c, toilet h etc.etc. ); could be many pipes. I did think about doing the manifolds on the otherwise of the wall but that's the kitchen - so not really practical for access to them. Any suggestions appreciated - crap drawing attached

It was working fine . I did update the AP’s firmware - so that might be it . Currently running with both AP’s unplugged and ok . The AP’s had issues anyway - becoming unadopted or missing heart beat . So some kind of issue between them I think . Reluctant to roll back the firmware ( I assume you can roll back ) .

These 2 Unifi AP units I have are a NIGHTMARE! All works for a bit then goes t*ts up for no obvious reason. As soon as I swap back to the actual hub's Wifi all is fine. Stick 'em on ebay I think! - just seems so unstable and I simply can't isolate the issue!
