Haven’t yet bothered with ceiling back boxes . I find Atmos speakers aren’t ‘obvious’ when they are used - as they are meant to be ambient . Was watching some Netflix crap which is atmos ; mainly dialogue not an ‘action’ movie - so in a way a bit pointless for Atmos . Anyway a particular scene happened where the talking characters walk outside to a thunder storm and rain. It sounded fantastic - could hear the rain coming from the ceiling ( yes @Onoff just like my house leaking ) .

Chatgpt suggested this device which I’ve not heard of before ; inkbird ( funny name for a temp control unit ) It’s awesome ! . Dual plug outlets so one for a heating device and one for cooling . Temp sensor on a long flex . I think my expectation was “ typical Chinese shite “ - but it’s a cheaper solution not relying on HA . I use to trigger my fan

I think no one’s going to buy a house based on its epc being good . But ! More people are becoming aware of increasing costs of running a house . So at the end of the day a property with an A+ rating is a selling point . More buyers will be concerned about running costs and ethics . Another selling point can only ever be a bonus

Governments been lobbied for some time to include batteries and ‘smart’ systems . A battery would reduce energy usage from the grid hence co2 . Essentially the epc system isn’t really fit for purpose as it’s so flawed even “ as is “ .

Batteries can store solar or off peak then export . Do they ‘generate’ power no - but clearly they reduce running costs same as PV or indeed more insulation ; clearly beneficial . Epc has many flaws this is one of them

I agree . I think what’s really bad is that batteries count as zero on an epc .

I could actually improve it . I added an extra 25mm to the roof insulation ( it’s not shown on the sap ) . So I could get a new epc done and get a higher score - but not really worth it . I do like this also

Well ! The systems unfair as ASHP , batteries , mvhr don’t count as renewables . So it’s just a 7.9kw pv array

As I argue with the council over an epc on another property I decided to check mine on my build . It’s a laugh isn’t it . With zero extra work inbetween …. initially a D ( wanted low for the MCs ASHP grant ) . Then a B for bco sign off Now an A ! - after correcting errors - waiting for exact score . Near passive standard without the passive costs !

Absolutely. I checked and as I need a letter from my epc assessor confirming 0.14 U on combined roofs ( not the uninsulated one ) ; he’ll charge me for that and I’ll bill the council . The chance of this going to tribunal is almost zero - but like most council BS ; they play poker holding a pair of two’s .

Having fun here So council go down document L route ; though it can’t be applied retrospectively. They then do health and safety risk … We’ve moved from the loft room - evidence from epc assessor that the combined U is 0.14 I.e less than there wanted minimum of 0.16. So that’s good news . Focus has now shifted to the kitchen pitched roof which is deemed uninsulated . This is an easier problem . Worst case it could be insulated internally as there is ceiling height . Again they quote document L - which they can’t enforce . Then they try health and safety as roof not 0.16 or better . Their case officer viewed the house 3 months ago and did pick on other issues in the kitchen ( incorrectly ! ) , so he was observant . But missed category 1 and 2 h &s issues ??? Either incompetent or there aren’t any issues . The council have clearly overstepped their authority. They have zero evidence. Told them let’s go to tribunal.
