  1. 😂 I realised before I began some of the issues I would face . So I made it - it takes as long as it takes and costs as much as it costs . So by not setting hard limits I could just potter along . Would I do it again ? . Yes and no . I’d gladly get another house built but I wouldn’t build it . More than capable of being a project manager and shouting at everyone now . So my advice would be remove stress points . If budgets tight it will be an issue . If you have a self build mortgage it will be an issue . If you have to employ trades it will be an issue . Anything you can mitigate now is one less problem later . Clearly depends on individual circumstances. But assume the worst and hope for the best !
  2. I started 11 yrs ago - I class that as recent 😊
  3. It’s at this point I usually say “ leak now you bast ! “ - but I’ve learnt my lesson …
  4. You stupid enough to build an underground house also ? 😊
  5. You are correct ! What I have is surround sound facing sofa . But if you’re in the kitchen I.e not facing the speakers I have an issue . So in the lounge I also have a stereo pair facing the kitchen . So lounge music / film use the surround speakers . In the kitchen want music use the other stereo pair facing. I have other seating ( not in the photo ) where depending on where you sit the surround would be wrong . Tough . Master listening position is where I sit 😊 I see in your final drawing you invited me over !!!
  6. I’m not sure what you’re asking because I have single speakers that act exactly as a stereo pair . Which I think is what you’re suggesting - but you want to spilt that - so you can ‘ emulate ‘ surround sound ? Just do 4 😊 - be ok
  7. Everything crossed again 👍
  8. Done . Be interesting to see what happens . I’ve deliberately took the kerb edging out so water can run off but also so I could get right under that corner
  9. Dug right out under that corner
  10. Dug out the end . Got my nice concrete / bitumen slab . ground to right of quoin seems dry even as I dig down . Ground in front of quoin damp - so suggests waters still getting in . Going to tidy this up then concrete in the lot
  11. Yes . I was wondering that . When it pisses down decking will direct water right at the glazing . Then pour down just before it
  12. I still don’t get it . It’s pissed down for weeks everything was swimming in water zero leak from this front part . (expletive deleted)s me off
  13. Well the upstands leak everywhere 😂 . But that leak is highest point . Tempted to just (expletive deleted) expanding foam all in there
  14. It’s the front I don’t get . Blocks not down had weeks of torrential rain . Zero leak . Put blocks back it leaks ! . What’s changed ? I’ve raised the level infront that wall a few mm ….
  15. Brings a tear / tear to my hole
  16. It does - I was looking at that . But f me - it’s hard too see how it gets in from that . More annoyed at the “ big leak “ fix . I’m an atheist but gods a (expletive deleted)
  17. I’m going to reseal those 2 front ones next summer - just amazes me that water likes coming in my house so much !
  18. So roof is at Green. It then goes up over the upstands definitely coming in at blue . I just don’t see ( apart from rising water ) how it gets from green .Upstands height Is green to blue ! . New one on me to add to the list ! . I know the upstands leak because the front one is really low to the ground - just can’t see how water gets in at the rear and highest point
  19. Another new leak . Strange one . Coming in over upstand . But the roof ends at the top of the brickwork then the asphalt goes up and over the timbers . So the depth of glass to timber is the combined height of all the timbers . Not 30cm of course - but a fair bit . I quickly took up the decking at that corner expecting to find it blocked or water pooling - but nothing . So it’s not water rising high and coming in . So I’m confused how ??
  20. I tipped a jug of water in that corner - it flowed out onto the lane - as it should . Perhaps putting the pavers in I caused a crack underneath ? Anyway ! New plan . As I completely concreted upto the edge of that coping stone . I’m going to angle grind it in half . Dig it out and a bit into the lane . Concrete that and bitumen .
  21. But look at that corner . kiln dried sand got no where to go . But in that corner it’s funnelled down . Perhaps the sand has actually helped me by showing the route ?? Unclear with no pavers down and torrential rain it didn’t leak ….
  22. Obviously sand has washed away and I’ve effectively re directed water flow . Might get the sand out at the base of the wall and cement that bit where the sand is
  23. Put the block paving back just a few days ago . Lots of rain . Leaks !!!!
