  9. Apparently not because whilst I can attach to gate there’s nothing to attach to other side I.e no pillar - just the wall . I assume twisting that fixing so it attached to the recess stonework will cause it not to function . Check previous photo

  15. And the climb down as expected... I wish to also apologise for the confusion caused by the scheduling requirements in this case. This emanated from the information provided in the EPC, where an area of ā€˜no insulation’ was listed. The scheduling approach has been discussed with the officer and was immediately addressed with a revised copy. The officer identified an actionable hazard under the HHSRS, based on the EPC information provided and when scheduling the insulation, the CIEH Excess Cold Guidance was used. This guidance refers to the Building Regulations when scheduling and justifies it being referenced. As the request was for works to be either completed or confirmation sent that the area of roof space assumed to have no insulation was in fact insulated and an additional EPC report was not requested, we are not willing to reimburse these costs. Although the amount of insulation in the spaces was not able to be determined from a visual inspection the report confirms that the property is adequately insulated, and we can therefore confirm that the insulation items to the loft and kitchen are now considered to be fully resolved.
  16. Been away a few days . Whilst no obvious water on the floor - still leaks as damp. Must have been plenty of rain as second water butt which was empty is now full . The quest continues…

  21. Everyone keeps leaving my pedestrian gate open , so I need a closer . They all seem to fix on the assumption the gate and its ā€˜sides ā€˜ ( panels / wall etc ) are inline I.e flush with gate . My gate is recessed . So I need a closer that can deal with that . Not obvious looking online from what I’ve seen which can do this at a reasonable price . Only gate photo I have to hand , but you can see it’s recessed against the quoins ( same on other side )

  23. Yes - if it worked that way . It’s cheap let it be cheap for everyone . But it doesn’t work like that . Fission power eventually super cheap; but never cheap for us . Large scale cheap yes ; but never fully passed on to consumer ever
