+1 for Wunda with Wilo pump that I self installed, if the hallway is central then the manifold could be there and the feed pipes to other rooms go through it to give the little heat it requires so negates it being a zone in its own right. I only have the one zone, downstairs. The heat is so gently you don’t feel it like a glowing radiator but the house stays up to temp and stays quite constant.

Your good with a router, 20 x20 oak with rounded over edge screwed to cill . (Lay your vinyl tile first so they sit under the oak. ) This allows the caber floating floor to expand and contract and slide under the new piece.

I used to do quite a few bathroom re furbishments and always refused to remove a cast iron bath (in one piece) told the customer if they wanted it they can shift it!!! (Always ended up smashing it to bits and weighing it in with scrap metal). Sorry no help i know.

???????? have you thought about using 6x3 boards instead, frankly now (at my tender age ?) I struggle with 8x4 and my last job I used 6x3 and it is easier especially if you have not done it before.

? ok ok, but my worry with that one (but may not be founded) is the smaller distance between feet carrying heavy 8x4 panels at height! I used the other and found it very stable.

With using large boards 8x4 I would prefer this https://www.ebay.co.uk/itm/New-11-Ft-Drywall-Hoist-Plaster-Board-Panel-Sheet-Heavy-Duty-Lift-Lifter-Tool/174235541794?hash=item28913f6122:g:Qf0AAOSwLeFcTCuG. I know it’s a bit more expensive but the feet are further apart and give more stability (IMO). I paid £85 second hand (only been used on one large job) and was like new which is why I managed to sell it again fir the same money ?

I think most do, mine fitted in the back of my (estate) car, it comes apart and folds up.

in that case crack on. During talks with our BI he mentioned a soakaway and I said “you mean a swimming pool”, when he looked at me sideways I explained that we were on solid yellow clay and any hole I dig will fill with water instantly, and stay there!, I told him I wanted to run it straight to the ditch that the treatment plant was draining too, he said “crack on”. No suds as it don’t work here. -

I completely agree. I doubt the current owner planted that tree if it’s that big, I have many trees on my borders been there fir years. -
When my decorator came to paint my build he insisted on that Dulux paint for the ceilings. (Only bit that was white).

not exactly insulated to any standards, my workshop has an electric heater above the bench pointed at me when I work at the bench in winter but it’s not insulated at all and built under PD. -

so @starbuckhouse was the garage built with planning permission or PD.? hence my question above. If it was built under PD the addition is not taller or fails the PD rules in any other way as a whole. yes, theory, I personally know how disjointed and ambiguous planning rules are, it took a planning appeal on my part to prove my planning department were not interpreting the rules correctly which if written properly would not be ambiguous, which they are in many cases. -

Types of Permitted Development Rights Class E – Buildings etc. (outbuildings) This allows for an outbuilding to be erected within a residential curtilage as long as it is sited behind the principal (often the front) elevation, does not cover more than 50% of the curtilage and is not more than 3m in height (4m for a dual-pitched roof; 2.5m where within 2m of a boundary). I don’t see why extending an existing building is not covered by the above?
