  1. My two Penney’s worth, block both ends, no warm air movement into a cold space to create condensation.
  2. Ah, I read the left stairs as ending outside that door (not very clear and I hate all outward opening doors of any sort except fire doors).
  3. Well spotted, opening a door onto a landing is a really bad idea and may not pass building regs 🤷‍♂️
  4. I don’t think insurance would cover the builder not following drawings and professionals instructions 🤷‍♂️
  5. This is exactly what I did. Bedroom has no wardrobe just bed, bedside tables and dressing table (looks less cluttered) his and hers wardrobes (hers bigger than his 🤷‍♂️) either side of walkway to en-suite which had bath, toilet, basin and walk in shower. Worked very well for us.
  6. Like so many of us here. (Unlike @Pocster who has taken so long he has forgotten what he did 🤣).
  7. Too subtle for some pencil pushers. Yes I found the EA easy to deal with, crack on.
  8. And that is going to be at the cost of the builder subject to architect/SE recommendations. IMO
  9. From the original drawing the boundary wall foundation is way above ground level the OP,s side 🤷‍♂️ surely that’s not right? Unless the OP,s side was excavated later.
  10. I would try to fit a chunk of cellotex or kingspan in the flue both ends and seal it with expanding foam as best as possible around the edges.
  11. Read this, https://www.gov.uk/party-walls-building-works/work-tell-your-neighbour-about however if your neighbours are being uncooperative then crack on, the only sticking point I think is digging your foundations next to the wall (I am not risk adverse 😇)
  12. What evidence do you have of this original shed? At a previous house we had the same situation but no one complained when I put up a small shed.
  13. Too right, you’re paying for it to be done correctly . 🤷‍♂️
  14. Not in my opinion, tell the builder it’s not right and to correct it. Why should you spend more money. Tell the builder this.
  15. Welcome, I nearly bought a plot near Braunton, nice area, looking forward to details.
  16. Well do you need to remove it If you seal both ends? 🤷‍♂️
  17. Not sure about Scotland but yes you can put a caravan in your garden it’s classed as a temp building, it does not even need wheels if it can be craned out and moved on a lorry. You are right about it being separate, I.e. no bathroom or kitchen means it is linked to the house for these functions. https://www.ukcaravancentre.co.uk/blog/do-i-need-planning-permission-for-a-static-caravan-on-private-land/
  18. I know you are supposed to vent a disused chimney but wonder what harm would come if you blocked it off at the top and insulated it 🤷‍♂️ a cold loft has insulation on the bedroom ceilings, a warm roof has insulation up the back of the rood slope. It sounds like your eaves are “cold” (but will get hot from sun on the black slates.
  19. It might be vented into a cold loft space.
  20. I concur with old chimneys, perhaps “damp” is condensation from cold air 🤷‍♂️
  21. Again I did this at the manifold to reduce noise at the rooms, if worked very well.
  22. Let’s hope the review finds someone accountable and suitably penalised.
  23. Heras is only fencing so ok and below 2m, even if next to the road you can see through it (visibility next to highway).
  24. 🤣🤣🤣🤣🤣🤣 it’s an outside bog in a shed 🤷‍♂️
