Thinking back to the last roof I built I used a hand saw, found it more controllable than a jig saw (blade wobbles). Buy yourself a new good hand saw (or a band saw if your looking for excuses to buy more tools ?).

Cut yourself a former, saves lots of grief, use it to draw pencil lines where to cut as well. ?

With my planning fight (I won’t go on about it) I demolished a Nissan hut as I found that any demolition constituted commencement. Without demolition I believe any trench/foundation digging constituted formal commencement.

Personally I hate built In washing machines as they wobble about too much (IMO) and can shake the cabinets next to them. The gap will depend on the door you have to cover it. There was a Thread here somewhere where they used two doors and a wider gap to leave plenty of wobble room.

I have a 4” belt sander, with 60grit paper 1 or 2mm would be easy, a wide belt sander would give a flatter surface, I am sure you can hire them. Why don’t you cut yourself a former out of ply the exact shape you want using the top face of the timber as a guide then you have something to go by to save heaving rafters up and down ?

I think your easing the joint with a sharp knife and injecting some wood glue under the top laminate then heavy weights to keep it down till dry. Best of luck and let us know how you get on.

My oak flooring is glued down with no probs, I hate floating floors, most sound hollow. If you have fitted the floor correctly I would contact the supplier and get their take on it (faulty goods)?.?

Too right, a quote is a quote, lifting the steel costs was a mistake on the builders part so frankly I don’t see how he can charge you for it, if he had given you a “ball park figure” or “estimate” that is different. Whenever I used to give quotes I always included a sentence that said any unforeseen changes will be discussed before carrying out that work. If I cocked up the quote that was my fault and I had to swallow the costs.

That’s what I said above, if he left it out of his quote that’s his mistake, not a mark up In prices!

No, with our rebuild we built bigger than the existing footprint and went up one floor. -
Yes I think you have accepted the 10% rise in prices (which I think I would) but I would not be accepting his £420 for items he did not figure into his original quote. An estimate is different from a quote.

As @Mr Punter says above materials can get in the way and rarely ordered much in advance. Hindsight is a wonderful thing as I don’t think this was anticipated by anyone. Personally (when I was working) if materials had risen that much I would run it past the customer at the time to make sure they understood the situation. So his quote was inaccurate, he should have factored that in his original quote!!!!

Oh I disagree, our planners wanted what they wanted, not the community and when I went to appeal they were told they were not abiding with their own policies (and I have fought planners before and won). Yes, I find your design a little fussy but I like classic lines. You have already found examples locally that fit with your design so yes you might have to compromise a little but don’t give up on your dream. -
I am looking at a finger mower to fit on my vintage tractor, far easier to use than a scythe (at my age). I will use it to cut the meadow grass so the flowers can self seed.
