Change of use - Private Open Land to Private Garden

Well I had to google “private open space “ as I had not heard of that before private open space means land that is privately owned and used for practising of sport, play- or leisure facilities or used as a botanical garden, cemetery or nature area. surely that’s the same as garden?. It’s mad that’s it’s yours but you can’t access it!. I would get fast growing trees planted inside the low outside wall ASAP. Yes I have heard of a 1meter limit on boundary walls/fencing. If your deeds show no wall I would argue that point. I wonder if the landscaping plan trumps the deeds (need a planning solicitor fir that). Your planner “concludes” , our planners concluded many things but i proved them wrong. Till the hedge has grown sufficiently why not knock a gateway in the tall wall so you can use the area the think of removing it later (when no one can see it ?).- 4 replies

I installed a vortex and can’t fault it, it was a bit noisy at first (air pump on top of unit) but now it’s buried in the ground next to it, it’s much better. From memory one of the cleanest outputs and it can drain to a ditch that’s dry part of the year.

With the one I fitted (admittedly a few years ago now) the frame, with a lip all round, stopped you sliding things out of the cupboard, not that easy to clean etc (these were the customers comments).

I have always found Howdens very good, had an account fir many years and fitted very many. With regards “in frame”, horrible to fit and horrible to use. I cussed the customer picking this type, then they cussed after it was finished as it’s more difficult to use.?

Howdens only (should) sell to a trade account holder (I used to have one) I have had up to 85% discount on some parts, always go to another ( cheap ) supplier for a quote and Howdens will price match. I have to say Howdens were a very good supplier (IMO).when I was working. -
When blue was the only one available camp sites were not allowed to use septic tank or treatment plants to empty chemical loos. Had to be cess pit. With green you can empty them into plants or septics.

He cut that thread because the pipe coming out the wall was too high, he was a right bodger, don’t ever let him back on site .

That’s why I like the adjustable traps to make up for slight innaccuracies

I reckon the pipe coming out the wall is slightly out of line with the trap so it’s pulling it over a bit, I have come across this before and used a hot air gun to slightly bend the pipe by softening it a bit. yes get this new bloke to have a look and if he is any good keep his mobile number ?.

Spookily enough one of our toilets (not expensive) has just developed a cracked glaze in the pan , I thought it just needed cleaning but the glaze has definitely cracked so it will need replacing at some time.

That trap is defo on the piss and leaking, just undo the white nut, straighten the trap, make sure the “o” ring is in place and re tighten, save paying a plumber ?

+1 but as @ProDave says taps don’t need isolating if the waste is leaking (but may stop you putting more water into the basin) undo the white nut, make sure the rubber o ring is on properly, lift the trap onto the sink waste fitting and do the white nut up firmly (hand tight). Make sure the waste pipe going through the wall is not stopping the trap from fitting the sink properly.

+1, only a small rubber o ring holds the water so has to be straight. Is this where the water is leaking?

ha, I think I have the other end of that long long copper broadband (opposite end of the country for those that don’t know), my Email and various stuff slows right down at times for no apparent reason, I just put it down to “country living”.

Yes more info required. Were the dormers on the front? Because I was told planning permission was required for dormers but they did not tell me planning is only required for dormers on the “principle “ elevation (road facing).

Yes, has to be “pink” stuff if using a chemical loo, but park homes usually have “ordinary” toilets anyway.

Re the height issue/damp, I would dig a French drain (trench filled with 50mm stone, no fines) below cottage floor level filled to track level extending beyond cottage to stop any ground water/rain from soaking the wall. Trench to end somewhere it will flow down hill.

Depends if the park home will be permanent or not, if not don’t bother, as long as it works ?

When I put my caravan (static) on site for our rebuild I tapped into the existing pipe into a cess pit and that worked ok fir two years, just depends on levels (enough slope).
