If it’s 2.5m height then only a flat roof will pass (which I do not want) anything over the 2.5m (if within 2 m of the boundary) requires planning, but as you say no hard and fast rules seem to appear on the website 🤷♂️

Interesting because I am considering a garage under PD rules that’s bigger than 30 sq m but cannot find an answer. I would like to build closer than 2m from the neighbour so may go for planning (but with a caviat that if they refuse I will build it anyway under PD 2M from the neighbour 🤷♂️).

Is a check valve required on the incoming water main

I did look but south West water don’t mention them apart from being needed on standpipes. 🤷♂️ -
I am having to instal a new incoming water main to my build to replace the temporary one installed during the build, I have the pipe from the road into the house and about to install the stop tap but not sure if a double (or single) check valve is required, south West water site does not cover this (but does for a stand pipe).

MVHR Loft Installation - Inspiration

Well mine is a warm/hybrid roof so MVHR unit in the loft was easy. I hung the unit from the rafters, on rubber mounts so no vibration can enter the house/bedrooms. I only needed to insulate the external pipes (6” pipes from the unit to the outside). The other plus is the loft is great for storage at house temps and the loft hatch does not need to be airtight. -

Well you will get advise from a diverse bunch from the professionals down to the “I am sure I can make that in my shed” (I fall into that category). I have learnt so much from this forum during my build and now (hopefully) I can share the knowledge I have gained. We won’t all agree on everything but you can get a general idea what’s best for you. 👍 -

I designed my own, used “I beams” and holes cut in these for ducts is easy, I bought a 6 inch hole cutter! like @Nickfromwales says above my vents are opposite corners to doors for through ventilation, never got round to measuring flow rates (but it works ok). I even DIY made my manifold/silencer and room vents. 👍 -

Oh yes, I would love someone to look into these protesters as I am sure they all use electricity, petrol, oil and it’s by products and live in poorly insulated houses (but wear hair shirts). +1

Carpet upstairs with underlay, voices and tv can be heard in bedroom above more than I hoped. From reading I get the impression “mass” is the best sound absorber and no sound gaps along with de coupling (sound bars) others will give their view I am sure.

Floor void was filled with 150mm of sound (wool like) insulation but although it met building regs I find it very poor, as I said before I regret not double boarding or/and sound bars. I have 20:20 hindsight and hope others will gain from my comments. Plasterboard is not expensive in the scheme of things.

True but if the house temp is the same as before the insulation was installed (because the stats work) and the window was opened the same heat loss would have occurred, you just paid less to get the house to that temp 🤯. I remember @SteamyTea saying as long time ago that energy was too cheap and until it was more expensive people would continue to waste it. Recently estate agents have told me that house buyers are beginning to take into account the EPC,s when looking at buying a house now that energy is more expensive.

As said above, the report implies that insulation does not last which is rubbish. As I and others have said before, you only buy insulation once (as long as you don’t move house). If anyone heats a conservatory they deserve high heating costs, I would never do that, IMO they should be outside the thermal envelope. I agree that some people just don’t get how to run their heating and/or they are far to affluent. An old adage in the outdoor sports world is “there is no such thing as being cold, there is only wearing the wrong clothes” the opposite is true of living with a heating system 🤷♂️

When I retired from being self employed I got more picky about the work I took on, only doing jobs I wanted, not working 7 days etc. I think everyone should retire by degrees not just suddenly stopping. Life it too short and retirement should be enjoyed.
