  2. So he has other reasons for refusal.....Makes sense. Ask him to send you the reasons via email, and tell him you would like to address the issues raised by him, as you may be able to either adjust your design, or overcome his concerns. My elderly fathers neighbour applied under the scheme for a 6 mt rear entension. My father had no problem, and didn't object. However, the neighbour came around, saying he had been refused due to blocking the light to my fathers patio doors leading to his sitting room. Although my father had not objected, the planning officer had decided that to much natural light would be taken away, and had decided to refuse the scheme. You say the planning officers reasons do not match the objection, so there you go. Sounds like he has looked at the objection received and dismissed it. He obviously has other reasons why he had decided to refuse the scheme......He does not need to receive an objection from a neighbour, say, re light. He has the ability to decide that on his own. Your rear neighbour has nothing to do with your application being refused by the sounds of things. Unless you are going to enlighten us as to the actual reasons, we are unable to help you.
  3. If that is what he is really saying, as his sole reason, ask to speak to the chief planning officer. It is not automatic that an objection received is enough under the NCS scheme
  4. A neighbour objecting is not enough...... Has the planning officer sent you the refusal in writing ?
  5. Perhaps you could put on a wing suit. Just incase you get carried away. I would run up a ladder in my younger years without a thought. Not so keen now. Learn to embrace the rattle Jo. When it starts, you can say to yourself, "Yep, tiles still attached"
  6. I personally thing the above is a great idea. 3M i believe produce such tapes in various thicknesses. When you stick it on you then heat it with a hairdrier and it sets the glue. The rubber wont rot, and having used the tape, once heated, it ain't coming off. Check out ebay for it.
  7. Unfortunately i have found that Planning departments can be both lazy, have very poor quality officers, who have very little confidence in making, or forming there own opinions. Where i am there areatleast 2 planning officers who are inclined to consider that they should go with the general consensus. ie: The (untrained) Parish council have objected...Local residents have objected. Your neighbour objecting to your proposal is nothing more that a trigger that the planning officer should be looking at his reasons for objecting, and deciding if they are material considerations that he needs to take into account. Obviously, we don't have the benefit of seeing the refusal, and the reasons given, but, in my opinion, even if you managed to speak to the head of planning, you are unlikely to get them to change there position. (They protect there own) Permitted Developement rights, of which the neighbourhood consultation scheme is part of, is granted in law, not planning policies. If the only reason that you have been refused is due to a neighbour objecting i would be very surprised. What are the other reasons ? I think that without addressing the reasons for refusal, it would be pointless just putting in the same application, for the same scheme, for full planning permission. You would simply get the same result, with the same reasons. Address the reasons for refusal before you go any further.......We, on this site, may be able to help, but it may be that you will now need a local planning consultant to help you "get over" the reasons for refusal, to enable you to present a suitable scheme for full planning permission. Before anybody starts with the "but they have to follow Policies, and the NPPF" take a long hard look, and a very good read.....They are typical of all government and local authority policies. Most of them have been written in such a way, as they can be construde as to how the reader wishes to interperet them. That is why it is called the planning game.
  8. This is NOT classed as having a dispute with your neighbour, and would not need to be disclosed if you were to sell your property at any time in the future.
  9. I do feel for you. Neighbours can be fantastic, or a total nightmare. The distances quoted are not far, so should not be a problem for your builder. Just make sure you tell the builders in advance and make sure that he advises any sub-contractors that he might be using. Sparks, plumbers, etc.If the main highway gets blocked during deliveries, then there is not a lot your neighbour can do, except moan.

  12. Jack it up, but put any new supports down onto an internal wall, rather that a ceiling joist. if you are going to re-tile you might as well get rid of the sag.

  14. The first thing i would do is look at your new shed security. My previous next door neighbour, who was big into road, and mountain biking had his shed done 4 times in 2 years. I was always convinced that it was somebody who knew him, and knew he had £50 grands worth of bikes in there. Also if you are running electrics, fit an alarm. Enjoy your new shed.
  15. Gave up Ferd.... I am just going to build the One new house now. It will be too big for me, so the idea is to build, flog, and bugger off. To be honest, i will prob make more money doing just the One. I wanted to do Two, because it would have been better for society in my opinion.
  16. There is no law as far as i know, as to how posh a shed can be. when finished it will have cost me £13.5 grand. When i knock the house, it can be used for on site tool storage. I figure that when i sell the gaff, i should get my money back, as the posh shed, can be used as an office, gym, hobby space, gaff for an aged parent, visitors short term stay area, sex den, etc, etc, and i had enough trouble getting through planning to knock the bungalow at 600sq ft, and replace with 4 bed, 4 bath house of 2500sq ft. it just would have been a straw too much for the camel. Even if it won't get me my money back, it should make the house more saleable.
  17. All i can say is "what a bloody nightmare" I think i would have tried to get a new basket waste for the sink. Take the rest of the night off.
  18. How far from the main house soil drainage will you be ? and it it uphill or down to the house drainage ?

  20. I think from memory that Fensa registration is about £300 per annum. I think the building reg fee is about £250 from memory. The building inspector who comes around wont have a clue about how you have fitted them. They will be more interested in if they have trickle vents, and offer a means of escape if required. Don't forget that if what you are replacing has no trickle vents, then you don't have to fit them in the new windows. I hate trickle vents, and always try to avoid them when i can.
  21. Welcome. Well done for making the effort to try and stick it to the Big Society. Mortgage etc. How many water outlets will your caravan have ? Sinks, toilets, showers, baths etc ?
  22. Lvt dry laid, and blinds fitted. Floor will get glued down Monday. My back has had enough for today.
  23. I think for 30 sq mt you are tight on your budget. Depends what end finish you want. My posh shed at about 25 sq mt will when finished, including flooring, blinds, etc will have cost me 13.5k. this is with all the work being done between me and the Mrs. Like everything, i do think the cost will relate to how much of the work you are willing to undertake, and how much you will need others to do. Where i am in the S.E. i would expect my posh shed to have cost 30k if i had wanted no involvement.
  24. If you do that the gully should be able to take away any water. Whatever the wall has been coated with won't help. I'm interested now, so keep me posted. I would guess that is where the old slate damp course is, but on those old buildings you always have to dig around to find it.
  25. I thought damp, black walletc...... looking at the grout, and at that wall to the left of the bathroom window. I still think it could be, but could also be water going down through the tiled window cill when the shower is in use. Rip off a tile and let us know.
