No not really My wife and myself fitted the three sets of slider on the Saturday morning and I rendered the reveals in the afternoon It took longer to sheet the new doors up

The Cil isn’t a scam It’s very straightforward compared to most of the planning issues The cil is there for building contractors to help pay for the infrastructure around there builds Self builds are exempt I went into our first build having never heard of cil I counted them by phone and asked a simple question What constitutes a breach I was given a straightforward answer Heavy plant onsite Breaking ground We had a building to demolish and needed test pits Whilst demolishing the building was considered a breech Stripping the slates and roof Timbers wasn’t Bringing in a digger for test pits was ok Providing it was removed once done So I went into our next build fully armed with all this knowledge Wrong We had purchased two plots and a field We intended building one and putting the foundations in for the second I was fully aware that the cil exemption could only be claimed on one But not aware that in breaking ground for the second, would make me a developer Hence a bill for 68k Payable within 30 days of breaking ground They where quite helpful when I contacted them Stating building one would reverse this and immediately reversed this I think it’s always best to do this by phone and ask for an email to confirm I expected our Architects to know this But they didn’t have a clue Telling me that it’s my responsibility to do this application for now obvious reasons From reading posts on here over the past few years Planners seem to put there own interpretation on this

Plus 1 An easy way to keep track is You know what materials have been delivered to to site Count what is left each Just down to the nearest pack of block or brick What he’s suggesting is how many Brickies work on large sites I wouldn’t rule him out I’m guessing if you asked him why he does this He would probably say he’s always done it this way

The short answer is yes You place a piece of lead under each slate Pretty much like you would do with a lead soaker

We’ve just ours commissioned 11.5 Kw 330 m2 over two floors Three vaulted ceilings 5k in total to pay after the grant for the heat pump and all the tanks etc Dont think it will ever pay for itself Im hoping it will be simalar or slightly more to run than a gas boiler

BC won’t really care what your plans are But as Russ has already stated 24m2 is small Unless there is just yourself

They have obviously used galvanized angle beads instead of plastic or stainless The easiest solution would be to knock the beads off and add a cement band around each window At least it won’t look like a patch up job NHBC won’t be interested They will I’ll put it down to bad workmanship

I use mf everyday as part of my business We often stick the track down I’ve used all sorts OVS the past 30 plus years The timber floor glue is great

I normally use the same glue that comes with the Cabba deck Then cut your studs tight

It probably is to small and specific for most companies to tender for You know what you want So bring in individual companies as you go

I run a tiling framing and render business and totally get that No sick days or holiday pay The lads that work for me earn between 250-400 per day NW England All are on price work None have done a day on our self build or our previous build The electrician I’ve used wrote a list of what he needed and I added it on my account But items where often not what he had asked for

I hate day rates Ours works for a national company doing mainly housing associations 40k plus overtime But he pays a lot of tax £300 overtime leaves him with £180 So if he can make £200 cash from us per day It’s equivalent to over 300 I got him to work out a price He’s run over by two days and two hours Saturday morning £500 in his hand I’ve bought the materials in from the wholesalers

UFH and Carpets. Tog ratings, specialist underlay and other nonsense?

I would look at your levels of insulation Do you really need UFH on the first floor Weve never used the radiators in the bedrooms(5 years) AS the heat from the GF UFH rises and bedrooms mimic the downstairs temps My wife didn’t want to put any heating in the bedrooms of our current build But we have done should we decide to sell
