Order of things when mortgage includes land
nod replied to selfbuilder91's topic in Self Build Mortgages
It’s a long time since I’ve had a mortgage But most on hear tend to buy the land Then raise a mortgage for the build As you rightly point out Most lenders will want details of your build in order to lend It would be a massive risk for lenders to bankroll the whole project -
Thank you

Your not giving any thought to your tiles Why not go with a traditional or flo screed Or use a different floor covering if you must use such a thin biscuit screed I lay thousands of m2 of tiles per year and wouldn’t entertain what you are proposing

I remember last time it was quite random as to what you could and couldn’t claim Has anyone a list to hand Thanks Gary

Why would you lay cement boards under the tiles Your doubling up on likely issues

Many years ago when I was 19 I bought a house that needed everything doing Floors and joists where knackered and I did exact what you are proposing I ripped everything out then put a membrane in and up the side of the walls 50 mil of sand in then hardcore and 150 of runny concrete I still own the house and haven’t had any issues -
This comes up over an again If your. Brickie wants to drive it Let him hire it and your settle his invoices When he wrecks it or hits something it’s you who will be billed Your Brickies will take no notice of loading limits They will put the brick and blocks in the most convenient place Ive built two houses now and hired a bumpa hoist each time Two people can shift a pack of block in 20 minutes

Yeah they really don’t get involved in the technical side of things They could go round checking thicknesses of insulation But as with most things They are checking to see it’s installed properly

I wouldn’t worry to much about demonstrating U values to BC He or she won’t be interested in U Values

I can’t believe that you used him again Pay up and don’t use him again

A good quality underlay and you will never notice it
-
As above If you must go with sand and cement Which is probably what I would go with for your job I’d pump it No need for mixers Chuck the sand and cement straight in the pump

If you use a 50 mil metal stud You will be about £18 m2 all in Upto a height of 2.4 for freestanding add 20% for any higher up-to 3000 freestanding -
We have radiators in the bedrooms that we will never use But the HP guy did the same with us If the rads are there They May need a heat supply 24-7 Weve put them in with any future sale in mind As some people assume all bedrooms are going to be cold in winter I’d stick to your original plan
