We new we would be selling At three quarters of a million buyers don’t want Howdens or Wickes Perfectly good kitchens But a lot of snobbery Particularly our some market Asian Doctors All asked if it was a German kitchen as we hadn’t bothered to plant the naff logos on Probably a bit like Svoda and vw Same car But one isn’t a VW My friend has priced the units for the new kitchen and large utility at 19k Howdens are around 14k But seven and six on appliances and quarts My my friend is seven for both So keep within a budget of 30k 400 m2 is looking like coming in at 350k Without the landscaping But the vat claim will more than take care of that

Our previous build took my wife six months to decide on a kitchen With Junes moving date approaching Its looking unlikely that I’ll have a kitchen to fit I fitted a Nolte Kitchen last time So likely to be German again With Hacker a front runner The company that supplied our original kitchen has quoted 55k plus vat Which would take us over our final build budget of 350k Weve gone round in circles to finish up with a design that looks identical to what we already have I’ve reluctantly approached a friend who is a German kitchen supplier to try and get this over the line Conscious that the Continentals shut down for a month soon The downside is he will do most of it at cost He’s running a busy business and doesn’t need this People asked what was the the most stressful part of the build I always answered The fit out Which should be easy Trying not to found chauvinistic here But blokes arnt bothered if a fridge is on the left or the right Or a drawer is double or single We called at the door supplier yesterday The pairs of rebates fours Always have the dead man on the right But one pair has to be made up so can be easy I said just put it on the right My wife woke this morning and said I think we should have it on the left Can you ring them WHY? Rant over One bathroom to tile today before I go home Hopefully I can get that right 👍 our current kitchen Watch this space

Whilst I’ve no experience of fitting e blinds I’ve built plenty of housing for the Theres normally just one three core wire that’s took up out of site once fitted Super cool I wouldn’t like to guess at the cost We recently did a barn conversation with eight three metre sections on the south facing side

I don’t get where the 200k over comes from No There won’t be insulation or screed included

Passive and high bills seams to be a bit of a contradiction

Back in 2008 We did the plastering and rendering on a local site of 110 homes There was very little work about So I was glad to be asked to complete the first ten Just to see how sales went As the country and housing sales where on there arse It was the very first time I came across HPs Due to low running costs They sold like hotcakes All 110 complete in 18 months The owner told me that by the time he had received the grant it working out similar to fitting a gas boiler I’m sure why the same incentive isn’t offered or taken up now Just to add our installer has service contacts for 53 All still running fine

Stainless Steel Slate Hooks or Copper Slate Nails?
nod replied to JamieK's topic in Roofing, Tiling & Slating
I used nails on our previous and was going to use hooks this time But my wife didn’t like the look of them There quite regional Which is probably why she doesn’t like them Never see them where we live In any case you still need to nail around the valleys -
Our previous build and hopefully this one is very well insulated and cheap to heat via a gas boiler and hopefully the HP will work out the same or a little bit more expensive What I don’t understand on here Is people installing UFH in the bedrooms on the upper floors While we have small rads in the bedrooms We have never needed to use them A well insulated home shouldn’t need much heating

As a business we install 100s of render boards each year Whilst it’s heavy work It’s not difficult Same rule as most jobs start straight and square We normally laser the bottom row and put a handful of screws on the top each board to leave a couple of mill gap and stagger all the joints

in effect he’s turning your job into a daywork job With no incentive for anyone to get a move on You need some kind of fixed price With you paying material hikes which no one seems to predict

Scotland has banned Wood Burners in new homes and conversions
nod replied to IanR's topic in Environmental Building Politics
We had a Woodburner fitted in our last build by a friend who has a shop He said at the time he was down to a couple a month With mostly gas fires his bread and butter Five years on he reckons since lockdown he’s fitting around four per week He said the problem is most are burning pallets and other rubbish Our neighbour burns unseasoned wood It looks like a pope has been elected most of the time Sort of glad I didn’t fit MVRH 😁 -
Self Build in Northumberland - odds stacked against us!
nod replied to charlieroper's topic in Introduce Yourself
Ask the contractor if you can go and see a recent previous job The difference in finish can be pretty obvious and it’s not always the most expensive that’s best -
Like most on here I’ve had a Mitsubishi installed via the £7500 grant system Most plumbers do have a low opinion of HPs Electricity is three times the price of gas So HPs are likely to be more expensive to run Or about the same in airtight UHH new build Someone will be along shortly singing the praises of HPs But you can’t get away from the cost of electricity
-
Big IF Looking at the care they have taken so far Do you really think they will use airtight foam Or just use the cheap shit that they have in the back of the van 😂
-
It is what it is But filling with foam isn’t the answer Tell them you want all gaps filling with silicone whilst foam is cheaper and quick it’s rubish for airtightness

Plus 1 Planners are only interested in how it looks Just to add I would get or alter your SE drawing and calcs To save issues down the line Should you ever decide to sell the house

Building new build on coal mine post subsidence

Then was one of the property programs think GD Where a couple did exactly this and paid for the underground shafts to be grouted -
Try another SE Most will will do the BR submission cheaper than an Architect

I’m busy for the next two weekends tiling the four bathrooms My wife helped me with the matting on the last one and decided to do a couple of rooms today Nice neat job I’ll have to show the tilers that work for me I can’t remember them sponging all the joints She’s used 90 m2 yesterday and today Another 110 m2 for her to do next weekend 😁
