Ian (Toughbuttercup) had an excellent spreadsheet Which included everything Visits to build shows digger purchase I’ve included All legals Surveys Utility Conections site fencing etc and everything else that has come through the site gates Also site gates 😁 No borrowing or mortgages But I wouldn’t expect that to be included in the cost m2 and I’ve left out the cost of purchasing the two plots and field But included the associated costs and added them to professional fees

815m2 five years ago £350000 spent on 420m2 this time still landscaping and electric gates to do Then sign off Everything except the land purchase included Much of the work carried by my wife and myself

Yep Back on our first build I did ask the question I think it was possible you Dave that answered it Gas or HP We chose gas due to it being right outside the plot £800 connection Super cheap to run Same with PV Secondhand PV self install Payback five or six years I think we where quoted 7 k for PV back then Our buyers have two electric cars which we didn’t They have been told charging these will now cost Pennie’s per year We didn’t have gas option on our current build The grant definitely helped Unlike gas a HP display tells you exactly how much it is using each month This is why they feel so cheated

I’ve stated before on here A heating engineer friend of mine that works for a company in Merseyside Now fits HPs on large Counsul estates The company gets the grant and nothing on top He hates it People coming in to where he’s working waving electric bills which are much higher than there previous gas bills He says he would never have gone on the two day corse if he’d had known it was going to be like this 😁

Yep PV included When they viewed our home they where the only ones who mentioned the lack of PV I held back on saying we both hated it from an esthetic point of view I simply showed them the SAP with a projected saving of around £200 per year They’ve seemed to of ignored that and totally been swept away by sales talk and ignored that our yearly bill for heating and hot water was low for a large five bed home

We called at the buyers of our previous build While we hated the idea of of installing PV to our beautiful slate roof They have gone ahead and installed and are very pleased with it However they where talked into replacing the very efficient Greenstar boiler and tank with a HP All in for 18k all in They realize that It will be many years before that recoup the cost But what has really pissed them off Is the salesman telling them that it will cut there bills in half With the electricity nearly four times the cost of gas and we where only paying £70 a month for gas I did point out that it’s probably not the best time of the year for PV But they feel misled Though BG are running a radio add Promising to be cheaper to run than your gas boiler Guaranteed Though I suspect a preferential tariff may be part of the deal

You hardly need any fall A nail at either end and a line between them You can use the bottom of the Facia as a guid 15 mil fall in 8 meters is fine 17 meters is to long a run It will need splitting in half Run up to the middle Or down if you have a drain there Which is likely if your doing a new build

Fit and dab is fine When sealed properly Dont waste your money at Parge coat There’s only self builders that seem to bother with now Instead make sure the block work is properly pointed

It could be absolutely anything On our previous build we were part of a listed site They specified local flare even though the listed building had been re slated with Welsh etc etc The stumbling block was PV was part of the planning Which we hated and also Heritage said absolutely not We simply agreed with planners But didn’t put the PV on Whilst we had monthly visits from Heritage Once everything is signed off Planners loose interest and you never hear from them again My guess it will be something really inconsequential Why he can’t answer an email while on his Jollies beggars belief End home working 😁 -

Try not to commit to much to Architectural fees Nearly all the technical detail will be designed by others Floors roofs foundations steels etc If you want someone to do a detailed budget for you Decide your final spend plus 10% and work backwards So often gyms Home automation etc fall by the wayside due to budget -
I’ve a friend that’s recently finished there third and last self build He to employed an iddiot builder Who had wrongly assumed that the third floor wasn’t habitable Fire doors wasn’t needed After a few conversations with BC they where will to except a fireproof paint on the GF doors Entirely up to BC Check with BC before Hawking the casings out It will be a pig of a job and May not be acceptable

I’ve laid quite a bit of this stuff over the years As with other flooring there should be a perimeter gap 5 mil The pieces should fit tight together No gaps My hues is that he’s started out of square Telling you to quickly mop up water quickly is ridiculous This stuff should be bombproof
