Bt will supply you the ducting free of charge There not keen on putting there cable through anything else I rang them and they just asked how much I needed The next day I arrived at the plot to find twice as much as I needed thrown over the fence

Ours is block and block im still confident that we will achieve a low score without a membrane Simply by sealing everything the same way as the mainstream house builders are supposed to

I think I’ve stated before The absolute best attention to detail Air tightness included are the housing association properties They normally have an in house Clark of works or quality control manager as they are now called Who has no other remit than to make sure standards are high and no interest in cost or timescale The sad thing is that these are ideally rented to people who don’t give a dam about air tightness As long as the rent is paid by US

I can’t imagine than any of the mass produced houses have an airtight envelop It wouldn’t matter to the tester if the builder covered all the sockets with duck tape As you say it’s very easy to get to a good standard of air tightness But why do builders need to bother The standard is so low How many people are interested in air tightness score when purchasing a house If you did ask you would likely be given next door but ones score mans that score will be unrealistic minus all the temporary foam

I don’t really understand the air tests They seem like a pointless excercise I’ve carefully sealed all sockets Air can get in but not out But yet prior to testing the builders use baby plugs on the sockets tape one downlights tenpory tape and foam around windows and doors All to say the house has reached a reasonable standard of air tightness Googleing airtests shows how low pricing has become Ive just had three home energy Certs done for three rentals we have £25 each All very detailed certs Though pretty simalar I remember people were giving up there jobs to retrain to do the these compulsory home energy certs With charges expected to be about £500 per property Now it’s like everything else cut throat stack them high sell them cheap

Three of each isn’t enough This chap charges £150 per house and a further 50 for any others on the same day same site So it’s not the cost that stops builders having all of them done

I was talking to a chap yesterday on a large site that we have been working on for the past five years He was air testing one of the completed properties I remarked that I hadn’t seen him for a while He then told me that they only test one in eight and apply the same score to the other seven I wonder if the people who are buying realise this

If the floor is sound You don’t need it Most of the larger jobs have specced it when a drawing is sent out UFH you are taking a chance

Just paid a £1000 for 150 mtrs of Ditra Best of it is ten years ago we never used anti crack matting I can only rember one job that lifted in the last 30 years Now every other job I price has been spect for Ditra or Dura

PVA is outdated. I put hundreds of mtrs down with SBR without problem. We even use it prior to Ditra matting

SBR all day long Mapei is ok but can be a bit pricey Tilemaster adhesive is as good as bal I normally pay £9.50 for white flexi Really nice to use also

Yes pre fill everything casings and beads It allows us to mix the finish quite thin The thininer each coat the less likely to have ripples or drying lines If there not there before troweling they won’t be there afterwards

You can add a little more cream in this weather

Very few pre fill joints and beads nowadays That’s why there is so much poor finishishing Two of us mix a bag fill all joints Then mix five bags to two coat everything takes an exstra ten minutes per gauge Half an hour per day for a perfect finish If you don’t pre fill it’s easy to exsposed the tape and go in and out of the tapered joints Also if it is something you are not familiar with It makes the job in hand far easier Hope this helps
