  1. Yes I used a steel on both garages Simply because I had two over from demolition pictured is tge neighbours garage we built at the same time They never got around to putting a door on

Sounds about right Prices for all trades have rocketed I do work occasionally for a small family firm about 30 guys They are having problems retaining staff They Pay there joiners £25 per hour and supply them with a nice van and fuel and at least one apprentice The apprentices outnumber there joiners 3-1

    Building a house is a very small project and quite easy to manage Engaging an Architect to deal with day to day trades ordering etc Would workout very expensive The cheapest option would be to organise trades yourself However if you don’t have the time or confidence to do this You are perhaps better looking at bringing in a local builder However if you go the TF route as many on here have You can simply bring trades in as needed I know a few have used PMs on here But I wonder what a pm would do all day on one house Unless you pay a tradesmen to do some of the work and manage others also Ive seen that work well on numerous small projects It’s easy to assume that an Architect will have his or her own team Afraid not They simply phone around like everybody else and see who is available

    Having a Architect Project manage for you is a very expensive route to take Commissioning a local builder would be far more cost effective Good look with your Purchase
  11. It’s normal to use two layers of 15 fire block plasterboard One layer being fire moister board Cement board wouldn’t meet Building regs

  15. We have a five burner Neff and Italian extractor Hob took a bit of getting used to The magnetic circle thing But really impressed now The extractor was expensive The lowest setting is fine The highest is Like having a aircraft in the same room

K rend do an anti algi Pick a dry day Spray with a garden sprayer Let the rain do the rest over the next couple of days As long as you don’t use a turbo type Nozzle A jet wash will bring it up like new If you are looking for a very white white that can be applied on all surfaces The Sw K rend is a good all rounder
  21. I wouldn’t bother with silicone I normally tape the render with Jaffa taped and point with a motar gun Then flatten it down with a finger trowel I’m just trolling through my phone for a picture

  24. I would argue that I know more about the practical side of building than most Architects

I paid a couple of thousand for Architect fees To get planning and materials through In fairness it was his young assistant that did the majority of the work Unless it is a radical design I don’t think you need an Architect past planning submission It very easy to get carried away with so called professional fees It’s very easy to spend other people’s money
