Locally to us there is miles and miles of new gas mains being installed Gas will clearly be around long after all of us have gone Hydrogen seems to be a bit of a myth With Hydrogen boilers running off a mix of 20% Hydrogen and 80% gas

Most tiles are 12-15 mil I would allow 25-30 As I said previously It’s easy to come up 5 mil or so -

We posted our spreadsheet on here showing our £815 m2 That included Architechts Structual Engineer services and All surveys So it was the total cost of the build Except for the land We will probably do the same on our next But realize some have massive charges getting services to there plots So perhaps helpful to state that If we had brought a building contractor in I think I would keep these out of m2 cost and add to the total build cost at the end Pretty much like bank charges

I would really look at your insulation spec if you feel that you will need UFH in the bedrooms We have 158 of UFH throughout the GF Radiators in all five bedrooms and galleries landing We’ve never used the radiators in the bedrooms in three years we have been here

You simply mix the grout very runny and pour it on the tiles spread it out Then throw wood shavings down and brush them around the floor to soak up the excess grout 30 years ago All grouting was done this way A much better job as the grout picks up any hollows under the tiles

If your referring to the waviness I’m not sure if you can do much about it We’ve an architectural type building near us that was clad in zinc Looked bloody awful when first done To neat Now it quite wavy and looks much better There was one recently on GDs where the client let the Architect have total access to his wallet They installed lots of triangular vertical seam panels They where all wavy

No brainer TF is a very expensive way to build Whilst Timber Has rocketed in price Brick and block haven’t gone up much

Good point I’ve replaced quite a few for tiles Whilst I’m sometimes ask to lay it I don’t see where the daft prices come from

If you look on the Webber Rend site or K Rend site It comes with its own backing and receiver coats Much lighter than San and Cement Ive learnt from experience that EWI and sand cement arnt comparable -

If you install EWI You will need a lightweight pebble or wet dash as apposed to traditional sand and Cement -
Your plot purchase will be key Buying without full planning will make any potential plot cheaper The problem is that the fees and surveys will be the same on a small or large house You need to be around the 100k mark for a garden plot Buying in a built up area will cut your Conections charges dramatically Gas Electric water and also cut the amount of surveys needed Good luck with your search

Good post thank you I’ll have a look at those We are looking at a cottage type brick I argued with planners that we couldn’t be specific Due to long lead times on some bricks

They will give you planning in principle without any surveys I’ve had to do all the surveys for a full application

We’ve just purchased two plots He paid 500 for the planning consultant and a small amount for the planning application fee But did no surveys or Architecht fees

If your going to sell You can go for planning in principle It will cost you about £500 Let someone else do all the surveys
