That’s what everyone else would do though ? They’re probably a touch over 30 with the fake grout line.

Help with kitchen renovation/ 1st house.
newhome replied to zoothorn's topic in Bathrooms, Ensuites & Wetrooms
Ha ha, I was waiting for someone to bite on that! Ouch ?. Sorry @zoothorn I think you are going to need to suck it up and get on with it ? -
Mine was arranged quite a long time ago but it was £25 per month for buildings and contents for a not yet signed off / completed property. That was without accidental damage. Once it was signed off I converted it to a ‘normal’ policy, added accidental damage and it’s now £23 a month.

What colour do you reckon? Grey, or something louder?

You tiling that white wall above the bath?

Eek! I’m a 20 degree living room and 16 degree bedroom girl! It would be like walking around in a sauna at those temperatures!

Can be an issue when coming to sell. Important questions to ask the panel company are 1. Does the lease conform to CML (Council of Mortgage Lenders) Handbook minimum requirements? https://www.cml.org.uk/lenders-handbook/solar-panels-and-the-lenders-handbook/ 2. Does the lease contain a valid mortgagee break right which is exercisable on repossession? https://www.cml.org.uk/lenders-handbook/englandandwales/question-list/2115/ 3. Do you have a list of mortgage lenders who have accepted your leases in the past?

There are still similar schemes for ASHPs. They take the RHI, you get the heat pump to use.

New Kitchen/Living extension, south coast
newhome replied to Triggaaar's topic in Introduce Yourself
Welcome. Many people only look at the forums they have an interest in so I would ask the questions on the sub forums. Here’s a good place to start the brick and block discussion https://forum.buildhub.org.uk/forum/53-brick-block/ And here for the doors (many people on here have large sliders) https://forum.buildhub.org.uk/forum/143-doors-door-frames/ Or you could put all of your questions here under house extensions. There isn’t really a hard and fast rule. https://forum.buildhub.org.uk/forum/60-house-extensions/ -
How to establish if building regulations have been adhered to
newhome replied to Karl Atkins's topic in Building Regulations
If there is no BC certificate they can apply for one retrospectively. The council will want to see evidence of it meeting building regs though. -
Welcome to BuildHub! Looks like a beautiful spot. What drone is it? That’s pretty good footage.

Hi Ian, this is a forum where others provide help and advice to other forum members rather than a place where people come to seek work, but if you are happy to join in the discussions you are more than welcome ? ??

Strip of land outside the rear fence
newhome replied to Antony's topic in Party Wall & Property Legal Issues
My parents had this to a degree although not quite the same scenario. At the rear of their garden there was a strip of land circa 2m wide that was supposed to be for access between their garden and their multiple neighbours at the rear, jointly owned. My parents had a large garden and the access path spanned 5 properties at the rear. They had a 6’ high close boarded fence with no access from the path into their garden. Over the years first one of their rear neighbours and now all of them requisitioned the strip so it became part of their gardens. Not an issue for my parents but clearly demonstrates how these things can happen over time. -
The installations were by British Gas. I find that pretty ironic TBH. The guy who you called to service my ST (who actually never got back to me with a quote but that's another story) was telling me when he came that the properties they chose to put them in were pretty inappropriate in his view. Small, poorly insulated old cottages mostly and tenants who weren't onboard with the changes. https://www.eastlothiancourier.com/news/13560306.noise-of-heating-like-torture/ And the local housing association's 'flagship' development with GSHPs wasn't a roaring success either. Seems like some councils / housing associations want to get onboard with renewables but they lack the knowledge to implement it properly. I bet it cost a bomb too! https://www.eastlothiancourier.com/news/13553226.Heat_is_on_ELHA/

Most 'normal' companies won't cover work in progress on a not yet signed off house but specialist companies should, like GSI that I posted before. For £200 for 3 months I reckon you'd be better off contacting GSI and getting a quote for buildings and contents for a year. I'm not sure about the GSI policy as I didn't have one but I had a similar policy sourced through a broker and the thing they wouldn't cover whilst work was ongoing was accidental damage (for both buildings and contents). I was ok with that though and converted to a standard policy with accidental damage included at the renewal.

That sounds pretty typical TBH albeit a horrible experience. You’ve paid for something so you are committed and from that point every change be it large or small costs a fortune. It seems ridiculous that a supply and fit quote wouldn’t include lifting the damn things! Surely that should have been something the company made you explicitly aware of at the quote stage! Hoping that the installation event goes smoothly.

No UFH but they did resize the rads. They installed cavity wall and loft insulation but I doubt they looked at air tightness. http://greennetworkforsocialhousing.energysavingtrust.org.uk/CaseStudy.aspx?cid=1149

East Lothian council has started to retrofit ASHPs into some of their council houses in areas where mains gas is not available. They are installed and maintained at no cost to the tenant, and should significantly cut heating bills so what’s not to like? However according to some residents one of whom said that the noise was making him suicidal they are not liked. You can please some of the people some of the time ...
