  1. Yes they are, there are things that self builders can’t benefit from in the same way that a VAT registered developer can, and also because HMRC are trying to find ways of not paying out what self builders should be legally entitled to. A level playing field it is not.

  3. Be careful if you do this as if it triggers a ‘completion inspection’ in HMRC’s eyes this is the point at which in a couple of VAT Tribunal cases HMRC decided that the property was complete. As soon as you ask for a completion certificate to be issued HMRC have in some cases decided that this is the start of the 3 month timeline to get the VAT reclaim in because it is the point at which the self builder has personally admitted that the property is complete. Another joyful inconsistency from HMRC.

  5. You can't get a standard policy without declaring that it's not finished and doesn't yet have a completion certificate. Well you can but you probably wouldn't be covered if you tried to claim. Once you declare that the house is still in construction most insurers won't offer you a policy or will offer it at a much higher cost. £1000 sounds quite high though so maybe you can try to get a new self build quote using Protek or similar, or at least get another quote from somewhere else that you can use to bargain with. Be very careful about having moved into the property if you haven't yet applied for the VAT reclaim. It's becoming a lottery in terms of whether HMRC will allow a reclaim more than 3 months after you've moved in when often they deem that the property is habitable and therefore complete.   6. There is evidence to suggest that HMRC allow the reclaim for materials bought up to the time that you send the claim in. I didn't know that so didn't include things I had bought during that period so I have no personal experience. The 3 months is supposed to allow time to gather in all outstanding invoices so you can certainly include invoices you don't yet have in your hand when the completion certificate is issued so in theory you should be ok. A temporary habitation certificate is unlikely to mean that the house is completely finished otherwise you would surely just get the completion certificate so I can't see that you would be refused. Then again I'm not HMRC ...

  8. Yes from the date of the completion certificate. You have to have everything in place to meet building regs so decorative stuff can be done afterwards. The 3 month countdown for VAT reclaim kicks in then too (or even earlier in some cases if you’ve moved in).
  9. Yes they still seem to want them split that way. Part E is where you have to calculate the VAT if it's not shown separately on the invoice, and there is supposed to be a separate form for each different VAT rate. I had 15%, 17.5% and 20% when I sent mine in so 3 different 'E' forms.

  11. It’s easy to encourage rats if you leave a food source outside. The neighbours one side have ducks and the other side chickens and both report that they see rats where they put the food out. I never ever leave any sort of food outside (mostly because I have a phobia of rats) and I’ve never seen one here. There are a few mice from the fields but I’m ok with those as long as they stay outside.
  12. Wouldn’t it be easier to just ask for the right thing to be supplied or is that no fun? I think I’d be in the can’t be arsed category and want what I expected to receive.
  13. Oh dear I couldn’t live with that either. I would need it pushed against the wall to create more usable floor space and then potentially turned halfway up if there wasn’t the headroom to go straight up. They do look steep IMO currently. Is something curved possible? So something like this (shape not design)

  15. Yes there are no smart meters yet so some of the best deals aren’t available but it depends on your usage and there are still some good deals that don’t need a smart meter. I’m not aware that I pay anymore for 3 phase in terms of my current tariff.

  18. Indeed. Logging and tracking invoices for budgeting as well as the VAT reclaim was my regular Sunday evening job. I was glad that I had done so when it came to claim!
  19. They seem to accept small receipts as you say (which is generally an evidence of payment). I think where it says order (and possibly for a larger amount) they might not accept them but it's the luck of the draw it seems.
  20. Personally I would leave them in. I had one or two that said 'order' and they were accepted but others have had them rejected. It seems to be very dependent on who processes your claim. Do you have the receipt / payment confirmation from the companies? If so maybe attach those to evidence that you actually paid it. Legally VAT registered companies only have to supply VAT receipts to VAT registered companies yet here we have a process where HMRC expect people who are clearly not registered for VAT to supply something that the supplier doesn't have to provide. You only need 10 posts to see the forum guide by the way ...
  21. Hi, I put in a numerical reference number as you have allocated and it was accepted. I didn't use the invoice number at all. As long as the receipts are filed in order a simple numbering system works fine.

  24. A work colleague had a Daiken Altherma bi-bloc ASHP and 3 Sunamps fitted fairly recently. Bought directly from Sunamp and included installation (part of that 20% off deal they offered a fair while ago). It was an MCS install arranged by Sunamp. The system works well when it’s running but the ASHP stops working regularly and has to be restarted. The installer has not been able to get to the bottom of it yet but my colleague says that it doesn’t happen if the Sunamps are switched off. So possibly not a Sunamp issue per se, but maybe it demonstrates that installers haven’t all worked out how to integrate them yet.
