So it seems that: CRL is the broker and FCA regulated so they are governed by strict conduct rules. They are still trading. Alpha is the insurance company providing the cover CBL is the reinsurer By the sounds of it Alpha and CBL are both in trouble. CRL is still trading and appear to have found another insurance company to take the policies on but at an additional premium. That doesn’t feel right to me at all if I’m honest, certainly not in a moral sense even if it’s within the rules. -

Definitely stuff the cupboard with a ton of bathroom stuff. Most bathroom cupboards are like that anyway and the surveyor won’t even pause for breath I’m sure. The buyers might even be glad of a socket in that location and most people won’t give a stuff whether it’s allowed or not as long as not inherently dangerous. -
Did you get the frame company to come down in the end or did you organise the supply? From memory they weren’t wanting to budge from a figure a bit higher than than?

Quite! They manage quite well with sockets in the bathroom in many countries. You can have a socket right near the sink in a kitchen, why not near a sink in a bathroom? -

Lol. I have 2 large TVs but I haven’t switched either on since the 2016 Olympics. The downstairs one is a bit over 50” I think. Who knows. On the odd occasion when I do watch something I just watch on catch up on the laptop with headphones. Pay about £12 a month for a licence to watch about 1 thing a month but hey ho.

I have a decoupling mat and ironically it’s the actual mat that has delaminated, the 2 layers having come apart. So the bottom is stuck fast to the screed and the top layer is stuck fast to the tiles. None of the tiles or grout have cracked but it makes an odd noise when walked on which isn’t great. Mine was Dural CI matting.

Mine is with Buildzone who seem to be pretty established in the market. The warranties that a lender will accept are defined by the lender but here is the list from the Council of Mortgage lenders. They have now been integrated into UK Finance but I couldn’t see the list on that website. Note that the link is for England and Wales and you will need to change the selection to get another home nation. I’d look for one that is widely accepted by most lenders. The CRL issue may settle down if they find a new insurer but I hope they don’t select one that is rated poor again. There is a degree of risk with any policy that is expected to run for a long duration as no one can predict the future but maybe check the provider fully this time on a once bitten basis. https://www.cml.org.uk/lenders-handbook/englandandwales/question-list/1913/ The issue you have is that being so far through the build a new policy may cost a lot more. I would get some quotes before making a knee jerk decision. Do you actually need the policy? If you don’t need it to release funds and aren’t planning on moving for a while you may be better crossing that bridge when you come to sell if the CRL one doesn’t work out. I wouldn’t do that as @Hecateh could potentially get all or most of her money back with them being none the wiser. If she complains they won’t care that Alpha has gone bust and may require her to source another policy. That’s a bold statement for Alpha to make as warranty policies will provide cover for 10 years from completion. If a house being built now takes 5 years to finish that’s potentially a 15 year liability. -

Check who yours is underwritten by. It's Alpha Insurance who have gone bust not CRL. See if you can get a refund. If you can that would appear to be a good result if you don't actually need the warranty but you will probably need one if you need to remortgage within 10 years of completion. -

When you say you paid cash, presumably it was a cheque or bank transfer rather than cash and you are in receipt of the policy but haven't heard about any issues as yet? -

That’s why you should raise an enquiry with the FCA as companies regulated by them are governed by strict conduct rules. If you don’t get any joy with that raise a formal complaint with CRL. If that doesn’t bring you any joy complain to the Financial Ombudsman. You normally have to go thorough a company’s complaints process before the ombudsman will intervene. It sounds like you should have a good case in my view. And welcome by the way. Just wish it was in happier circumstances. -

Laundry chute would be excellent . I wasn't keeping up with all the twists and turns here but having compared the original layout with the new one it looks much better now. Just one teeny suggestion I would make ... I would place the beds in the 2 smaller rooms slightly more towards the outside walls. I wish we had done that in one of the bedrooms as there is loads of space by the side of the bed near the outside wall but it's a little cramped where the door is into the dressing room in bed 2. I can see you having that issue with those 2 rooms when the wardrobe doors are open. The only difference it makes is where to put the sockets and light switches by the side of the beds. If ours had been over a fraction more it would have made a difference.

With only me here now I hardly ever use the main oven. I have a halogen oven like you note and it does for just me.
