Did you buy the new worktop? Have you got the tools to cut the worktop for the sink? -
Following on from my previous post where my patio door lock was getting stiff, despite trying to lubricate it it is now jammed so I guess I will have to get someone out to sort it . Was having a look around at locks etc and wondered about this. No keys needed. Anyone got one, or something similar? What do people think about security of this type of thing? I haven't checked whether it will fit my door yet however. Smart Door Lock

IVT Ecolane ASHP - any owners out there?

No changes to the RHI scheme although the payments change regularly anyway. The problem with an MCS ASHP is a. getting someone to want to fit one and b. getting a cost effective quote. My only quote was 14.5k for an 11.2kw monobloc. -

Fuss was on the grounds of safety as the road is on the exit from the village and there was no speed limit (there is now a 40 mph speed limit). The village council made the fuss and as next door’s drive is on a slight bend it was decided that it wasn’t a safe place to have a drive. Then the PP was altered to have the access across the front of my plot and onto their driveway but then it was decided that would confuse drivers at night so the vehicular entrance was forced round the back. It meant that the position of my house had to be shifted too. This was all before I bought the plot. After the houses were built the community council continued their vendetta against the houses being here (they’re not even in the village!) and complained to the main council continually. One of their complaints was that a vehicle could enter the drive of the house from the front (they never used the drive) so next door were forced to put a fence up. -
Mine just comes off the main CU. People on E7 etc set a timer to charge it during the cheaper periods but I’m on a normal tariff so it charges whenever I plug it in.

Number 10. Mega mega pleased to have had it when we got sued for an ‘accident’ on site. Endless lawyers’ ££££ and stress averted! Didn’t bother with any of the others apart from the building warranty. Given that I intend to sell within 10 years that may have been worth doing. -

Just check that the invoices are 100% ok for VAT reclaim purposes. I found that some of the online ones from places like eBay or smaller suppliers were too casual for HMRC and I had to ask for replacements.- 151 replies

Next door has an integral garage with original access off the road so the door is at the front. There was then a massive fuss about a garage being there (planners originally OKed it) so access had to be from the back. So there are roller garage doors at both ends and the owner was forced to put a fence up to prevent the front one being used by a vehicle. I’m sure it looks weird to people seeing a garage door, a driveway and a fence preventing access to both lol, but they have access at the back. -

That’s just people being a bit dense though surely? One of the criteria for selecting any design should surely take that sort of thing into account? You don’t need an architect to spot something like that. -

Well you know what they say ... out of the mouths of babes. Yes i know there is a lot more to it than that such as modelling performance etc as @JSHarris noted above, but always encourage creativeness regardless of age. And this forum revised @ultramods‘ upstairs layout to make it more practical in one evening on the forum lol. -

That’s one of the things that defines what you build I guess. If it’s a house you intend to live in for the rest of your days then to an extent it doesn’t much matter if you have endless bells and whistles that make it unique to you, and how you want to use the space. I was very conscious however that there was a likelihood that I might want to move one day (only live in my current location due to my job) so I wanted to build a house that came in at what I could sell it for. I knew what next door had sold for (similar size) so set the budget at that. It came in on budget and cost to build what next door cost although I have better insulation, MVHR, full UFH, an extra room and a better garden etc IMO. As things turned out it’s a certainty that I will move at some point so I’m glad that I didn’t spend more than that. So there were some compromises I guess and a few things that I would change in hindsight, but none that I regret to a huge extent. I think I would have regretted building a house that cost more than it was worth more, but again this was never likely to be my forever home. -

My scenario wasn’t quite like that but we bought a plot with full PP for 2 houses and the first house had already been built. There had been an architect involved but as far as we could tell the design was based on a standard house plan from a TF company. We ended up using the PP and apart from a couple of minor tweaks we were unable to change the PP, so externally we were tied in unless we wanted to start the PP from scratch. We then asked the TF company to replan the internal layout and some structural elements to suit what we had in mind. They produced both the drawings and the SE reports and we avoided using our own architect completely. So you could go to a TF company and look at one of their standard designs I guess. -
That’s the most exciting bit of the build IMO. Hope you are enjoying it.

Lies damn lies and statistics! ? You can use the info if it says what you want and leave it out if not ?. If any of the houses have been up for sale in recent times you may find sales particulars from the last time they were marketed on something like Zoopla. They should have room sizes albeit they may not be accurate either ...
