Finally got round to installing our light feature - we bought the 9 hole rose, bulbs, holders and 36m of fabric cable from Dowsing & Reynolds during the build (so saved the VAT) but only pulled the finger out to get it in for Xmas. Can’t say it was a heap of fun as the atrium ceiling is 7.5m up and is only 1m wide so a bit claustrophobic and quite warm. Also very limited safe movement when up that high. Put up paper bulbs on string and pins first to get the spacing right and then installed the ceiling fittings. Quick spreadsheet to calculate the individual lengths (and some trig. to allow for the different heights, horizontal runs etc. Finally measured it out, checked a dozen times and then cut and fit the cable and then installed them 3 at a time - very fiddly but as the rose came with waygo connectors was a bit easier. Only issue was I couldn’t get the screws in on the side of the rose as it needed a firm hold and then getting screw in and turning it which just did not feel safe that high up so o improv wised with zip ties and they worked great. Just need to adjust the middle bulbs as I over estimated the horizontal run so they’re about 10 and 5 cm too long. Will probably never turn it on now ...

  2. It’s because the Lossnay units are fitted with a paper type enthalpy heat exchanger core. It allows transfer of humidity between the air flows.

  5. It depends on your appetite to risk. HMRC may not query it of course but if they do you run the risk that they may disallow the refund. If that’s ok then go ahead, if not you may want to wait. Or write to them and ask the precise question so that you have the reply in writing.

  6. Welcome to the forum, and well done on your self build. We built a timber frame, cedar clad house and had no problem getting buildings and contents cover from Aviva Insurance.

  8. I would say not or at the very least there is a risk they could be refused. The receipts would be dated before you could legally build a qualifying dwelling. The existing PP can't be started due to conditions and the new one hasn't been granted yet. In one case the self builder got PP to build a granny annex or holiday let but the planners added a condition that said it could not be sold off separately to the main house. That condition made it ineligible for zero rating. Halfway through the build he got the condition removed making it eligible for the VAT reclaim. However HMRC rejected all receipts dated before the condition was removed. +1 on what @nod said about the CIL.. If your council has the CIL you should be exempt as a self builder. However its essential to follow the claims procedure to the letter and keep evidence the council received all necessary documents. Starting work before that's been done can loose you the exemption.

  9. I prefer stainless steel sinks. Last house we had a large sink in the utility room which took oven trays. In the kitchen a franke 1.5 bowl with drainer. The utility room sink was big enough to do a daily bath of young labradoodle puppies to about 4 months old. Perfect!

  10. We have a Granite sink. More luck then choice as it came with the second hand kitchen I bought on ebay. It s brilliant and by far the best I ever had. Black/dark looks good, stays nice, easy to clean. Mine was approx. 10-15years old when I got it and looked like brandnew and after 5 years still not much signs of wear and tear. Would do it again for the new build but misses insists on Belfast sink.

I deliver concrete and we only use volumetric mixers due to it being more practical for the customers 1: you only pay for what you have 2: it's freshly mixed on site for you. as for asking how it's measured. Each mix i.e c25, c30, c35 has its one set up and you adjust the gravel and sand gates to each mix setting. It is then measure via sensors on the belt that delivers the sand and gravel
