The sealant round the glass isn’t the issue . It’s the sealant between frame and asphalt
Pocster Posted September 9, 2025 Author Posted September 9, 2025 Away at the moment and apparently 2 of my rentals are leaking 😂
Pocster Posted September 15, 2025 Author Posted September 15, 2025 Returned home yesterday. You guys have had Noah’s amount of rain 😂 Main pita leak FIXED ! So just those upstands next summer 😆😂 2
Big Jimbo Posted September 15, 2025 Posted September 15, 2025 Yeah man. I told you you had it sorted. Top job. 1

MPH243 Posted September 15, 2025 Posted September 15, 2025 Well done Only the up stands and the new leaks from the water butt, so 200 pages are possible. 1

Pocster Posted October 3, 2025 Author Posted October 3, 2025 Put the block paving back just a few days ago . Lots of rain . Leaks !!!! 2
Pocster Posted October 3, 2025 Author Posted October 3, 2025 Obviously sand has washed away and I’ve effectively re directed water flow . Might get the sand out at the base of the wall and cement that bit where the sand is

Might get the sand out at the base of the wall and cement that bit where the sand is But look at that corner . kiln dried sand got no where to go . But in that corner it’s funnelled down . Perhaps the sand has actually helped me by showing the route ?? Unclear with no pavers down and torrential rain it didn’t leak …. Edited October 3, 2025 by Pocster
Pocster Posted October 3, 2025 Author Posted October 3, 2025 I tipped a jug of water in that corner - it flowed out onto the lane - as it should . Perhaps putting the pavers in I caused a crack underneath ? Anyway ! New plan . As I completely concreted upto the edge of that coping stone . I’m going to angle grind it in half . Dig it out and a bit into the lane . Concrete that and bitumen .
Pocster Posted October 3, 2025 Author Posted October 3, 2025 Another new leak . Strange one . Coming in over upstand . But the roof ends at the top of the brickwork then the asphalt goes up and over the timbers . So the depth of glass to timber is the combined height of all the timbers . Not 30cm of course - but a fair bit . I quickly took up the decking at that corner expecting to find it blocked or water pooling - but nothing . So it’s not water rising high and coming in . So I’m confused how ??
Pocster Posted October 3, 2025 Author Posted October 3, 2025 (edited) So roof is at Green. It then goes up over the upstands definitely coming in at blue . I just don’t see ( apart from rising water ) how it gets from green .Upstands height Is green to blue ! . New one on me to add to the list ! . I know the upstands leak because the front one is really low to the ground - just can’t see how water gets in at the rear and highest point Edited October 3, 2025 by Pocster
Pocster Posted October 3, 2025 Author Posted October 3, 2025 I’m going to reseal those 2 front ones next summer - just amazes me that water likes coming in my house so much !
Big Jimbo Posted October 3, 2025 Posted October 3, 2025 Bloody hell Buddy. Could it be rolling around the glass ? does the glass have an overhang to the upstand ?

It does - I was looking at that . But f me - it’s hard too see how it gets in from that . More annoyed at the “ big leak “ fix . I’m an atheist but gods a (expletive deleted)
Big Jimbo Posted October 3, 2025 Posted October 3, 2025 I'm a lapsed Catholic. Even at a very young age, i thought a bloke in a frock, had to be dodgy. When i was about Seven, the priest asked my mum if i wanted to be an alter boy. (I was a good looking little blighter) I refused point blank. Once i was about 11, i refused to go to church. You would be shocked to realise how far water could track back. It's why we have drip strips on window cills because of exactly that. 2

Pocster Posted October 4, 2025 Author Posted October 4, 2025 It’s the front I don’t get . Blocks not down had weeks of torrential rain . Zero leak . Put blocks back it leaks ! . What’s changed ? I’ve raised the level infront that wall a few mm ….
Spinny Posted October 4, 2025 Posted October 4, 2025 Is it the highest or lowest edge of the rooflight that is leaking (or one side) ? Might it be some form of capillary action ? 1
Onoff Posted October 4, 2025 Posted October 4, 2025 The blocks will absolutely have a damming effect in holding water back and raising the level of the water where it's held. It may also allow water to divert somewhere it didn't go before. Plus making you go "Damn!" when it leaks. 1
