Hi I’ve seen a few older forums where people have talked about what they managed to get there self build costing down to per square metre. Some of these are a couple of years old now so may not reflect up to date pricing.

 

Please feel free to put your square metre costing, how this compares to your budget and if you used turn key/self managed/ self hand on build!

 

location and build method would be handy!

 

in just starting of sourcing my builder and I’m being quoted between £1750-£2000

You probably need to be specific about what is included - architect? planning? SE? BC? SI? Foundations? Utilities? Finishes? Kitchens & Bathrooms? Drainage? SUDS? PTP? Loxone and other geekery?

If I thought I could get a builder to do our whole project for £2k/m2 to completion I’d be tempted to make myself redundant and save me some stress.  
 

I agree with @Alan Ambrose, it would help to be much more specific.

815m2 five years ago 

 

£350000 spent on 420m2 this time 

still landscaping and electric gates to do Then sign off 

Everything except the land purchase included 

Much of the work carried by my wife and myself

Accurate answers to your question are  close to impossible. Unless everyone uses the same definition of 'cost'. And they -we- don't.

 

I know what we spent. I know what my cost centers are. I know what I hoped we would spend. I know what others say they have spent.

 

But not what they think of as 'cost centers'. I don't know how they priced their own time, or what their skills sets are. 

 

It's a statistical nightmare. Towards the end of the build getting the damn thing finished becomes if not more important than,  then at least as important as cost. 

 

Lend us a grand please. I just need to finish the path.....

An old software development maxim might apply here:  

 

“The first 90% of the budget pays for 90% of the project.

 

The second 90% of the budget pays for the rest.”

As others said, it depends what you include.....

 

Travelling 6 miles each way [twice] almost every day for 2 1/2 years.

Interest on loans.

Cost of taka-away meals [not an insignificant sum].

 

In the world of selfbuilding, if you come in comfortably, without worry, within your budget and means, you should have either built it bigger, or got someone else to do the work.

The man (I've met him twice) is  a building professional, he's the closest thing to a Whirling Dervish I've ever  seen  - or am likely to see.

But he knows folk who know others who [...]

 

But the main thing is - he is disciplined.

Costing a build per sq metre is not a good way to build or manage. There are so many variables and what do you include. Estate agents don’t

use it.

Despite all of the above, that's a sensible place to start.

One key thing ( I learned the hard way)  is to put time aside each week - each and every week - to cost control. Thats incredibly hard to do because you've always got too much to do anyway.

Start a  Cost To Completion spreadsheet. 

Doing that  put the wind up me extremely effectively.

Ian (Toughbuttercup) had an excellent spreadsheet Which included everything Visits to build shows digger purchase 

 

I’ve included All legals Surveys Utility Conections site fencing etc and everything else that has come through the site gates Also site gates 😁

No borrowing or mortgages But I wouldn’t expect that to be included in the cost m2 

and I’ve left out the cost of purchasing the two plots and field But included the associated costs and added them to professional fees

Not to throw another spanner in the works.  But there are two sides to the equation and the Mcan be measured in several ways.

I think the one I spoke to last week uses zoopla and a car phone. He Couldn’t  be arsed to look at a property to value it.

I'll add mine. Hands on self building with trades brought in when necessary (groundworks, pouring concrete, erecting steel frame fitting windows, GRP roof, electrics, ASHP so far)

 

270m2

Costs to date (includes professional services and materials, labour as above, NOT plot, or our time, and fuel costs - 4 years@400 miles per week): £249,000

Budgeted costs to come: £110,000

Projected cost /m2: £1,320

Mine is at £1444 m2 for 2 x 190m2 plus a 20m2 garden office. Brick and block with full fill insulation 😛

 

Includes everything except the land purchase costs. (includes the £14 k estimated section 106)

 

I did a hell of a lot of the work myself.

Brick and block,  high end bungalow £2400 main contractor for it all, except original property, including demolition job. Ticked every bloody options box along the way as well..... Pleased it's over.

 

Assume around £2100 for a main contractor, hands off, good sized good quality well featured home would be my estimate! Add more depending on how far above average you're going. Add lots more if you're into silly kitchens, home automation, architectual features.... Take off if you're able to put your job and life on hold and properly shoulder it. Not for the average Joe.

 

My Gin bill would have paid for a swimming pool.

 

Edit.... also to add... The price you start off with and what you end up with are different price points. Be very careful.

It'd be good to mention build size, storeys, construction method for more context.

 

Size doesn't get mentioned too much but it's hard to build small, cheaply per m2 - major costs (sewer, utilities) are the same regardless and you still have to fit out the same baseline number of the most expensive rooms (kitchen, bathroom). There's more wall, foundations, windows (£££) per m2 of floor too...

 

Four wall lengths   Six wall length
        -                --
       |1|              |12|
        -                --
                    Half as much extra wall
                    Double the floor space


 ... build two storeys and it's less foundation, less roof per m2, build three storey even more so.

For example, 10k for all services would be £25/m2 on a build Nod's size but £100/m2 on a small build a quarter of the size.

Mines around £1100 m2 

ICF chalet bungalow, Alu clad timber windows, German kitchen.

but did a lot of the work myself.

 

Will be a bit more once landscaping and driveway done
