  1. Time for it to go, but I don’t really fancy selling via Facebook marketplace etc and somebody rocking up with a Ford Fiesta to tow it out 😧 Am I overlooking somewhere self builders might look for a cheap static?
  2. They come out fine. Make sure the ‘guts’ are stripped out and tell the plasterer slowly and clearly they need to be spotless. Then remind him before he starts 😉

  4. My sons gang charge me £100 each per hit but they do loads and they’re neat. They won’t have a long career working that hard on the trowel.
  5. It should be a vented ridge. The heat behind the tiles will rise upwards not down to the eaves

  12. I may be missing the point a bit but- i linked all my panels together on the roof with the roofer and left the final tails each end in the loft space with the factory connectors on so the scaffold could be struck?
  13. Piling is a strange one, mine were 10m estimated with I think £85 per metre for extra depth, but they set at 7m. That’s not risk sharing when the contractor invoiced at 10m.
  14. How did it go? been a few medium builders go pop locally this week, and people are definitely getting tight on work.
  15. I’m strictly ‘cost plus’ now, daywork and materials on top with open book and a 10% mark up. There’s a proper recession coming down the line, I would speak to my accountant about the options and take everything you can from the business and prepare a battle plan. tell the customer if they force the contract you’ll have to cease trading and the new contractor coming in will be higher priced.
  16. Material costs will only rise, Labour cost may decrease as the building trade goes tits up.
  17. Grab lorry’s went up £50 each grab a couple of weeks ago, no more red diesel for plant. The price of rebar is up 30% I think? Just can’t keep up.

  19. Presumably that’s with the brick plinth and blockwork for internal timber frame walls? honestly- a year ago I’d have fallen off my chair laughing but currently nothing would suprise me.

This was my last exchange with them after both directors came to see the issues (they stayed 5 minutes and said it was an A1 job). “xxx, thanks for coming out and viewing the issues with the completed work. As you've stated there are no faults and declined the opportunity to rectify any I feel are present. I'll obtain an independent report and proceed from there”
  22. I had 12m glulam ridges via RML ltd. Very big, very heavy.
  23. there’s no scaffold above, but it’s not just the cosmetics, the way it’s flashed etc is wrong and allows water ingress, no abutments, no top ventilation etc.
  24. The independent report is done by probably the only expert in the U.K. He’ll detail all the cosmetic and structural faults with the work along with his own pictures not my iPhone ones
