the substrate is brand new dormers, 18mm ply on 25mm battens for ventilation- which they’ve blocked at the top. the ‘bobbly’ bits are where they rolled out the metal on an mot/gravel drive- so the wife tells me. I want/need all of the money I paid back because the whole lot needs to be removed and skipped, to be redone by somebody else. If it drags on it’ll mean they also incur scaffold costs etc…but they I’m sure know I need it resolved asap hence getting the independent witness to do a report and take lots of pictures. very annoying indeed- if it wasn’t my number one dream item on the want list I’d replace it with some black vertical cladding or something. it actually looks worse in the flesh which takes some believing.

Thanks for the reply- i would imagine the roofers are going to ‘wait me out’ knowing I can’t proceed with the inside or cladding externally until the windows are in (after the dormer metal). the report will be with me this week, but the entire thing needs stripping and I doubt these clowns have the ability to do the job properly. They don’t belong to any professional bodies. I'm probably gambling that any judge at small claims isn’t blind and can see the issues.

Morning, I wasn’t sure where to post this but the zinc/metal roofer has messed my dormers up beyond repair. He was paid in full before the film was removed (yes I know!). I invited both directors to site and view the defects and put them right, they turned up and said it was an A1 job so it looks like small claims (daunting). I’ve had the independent expert out to do a report and take pictures before it’s removed (he’s condemned it all). have I done everything correctly? been polite. offered a chance to correct it. got an independent expert in. I need to move on with a new contractor so I can get windows in etc. big PITA.

If that was a possibility I’d endorse it heavily.

The extract fan scenario is driving me a bit around the bend- I have mvhr and airtight house but the kids use a hob like a bbq with stir fry’s etc. I’m wondering just how bad venting outside would be and if there’s a decent closing vent available.

from experience with cars etc, no warranty really stands up sadly!

triple glazed aluminium windows, good u value 4 week turnaround. That’s where I’m heading I think.

it all sounds dodgy to me, if he’s been building 30yrs there’s no flys on him. He May well finish the job properly remotely, who knows.

Be prepared for variable service. One did undercut the other by 10% but, and it a big but: they all dither around which is killer when the windows are on estimated 12-14 week delay. -
depends how well they’ve built it. Do you owe the builder any money?

Having a bit of a runaround from velfac- they've referred me to suppliers rather than direct to them and it’s non stop delays…and when I’ve got through that 11 weeks to delivery. I just want some decent triple glaze windows! any suggestions on reduced lead times and less drama?
