Who warned you? When I was researching they weren't concerned about the type of ICF (it's all classified as a modern method of construction) they were more concerned about a BBA certificate. -
How much rebar in a Nudura building?

Not Nudura, but I have rebar every 450mm vertical & every 600mm horizontal on my Jackon Thermomur ICF. I also remember from the Nudura course they were saying horizontal every course i.e. 300mm. -
My experience was when applying for a mortgage, they wanted to check the ICF had a BBA certificate. Also my build was classified as a modern method of construction (MMC).

I've barely started my build and we had our first intrusion. Couple of guys attempting to steal a hired 13t digger, annoying bit was they smashed up my 4 ring camera's in the process. So my tip is, place CCTV out of reach, higher than you think! -

You've given me an idea I'm going to salvage the wood, hire a roofing torch and try Shou Sugi Ban or Yakisugi. A traditional Japanese wood preserving method by charing wood then re-use it.

Resurrecting this great thread for the DIY demolition of my bungalow. Demolition method statement done, services have been disconnected, I've started the soft striping of carpets, wooden flooring, kitchen, fixed wardrobes, doors/frames, skirting boards. Next is the boiler, radiators, bathrooms & any remaining electrical bits Then floorboards or should I leave that for the digger/excavator?

ICF and Foundation design

In a similar size ground floor & soil situation with clay, roots, etc.. I'm going for an insulated raft. Which ICF are you planning to use? -
Our pre-app was a waste of time & money. We had a very positive conversation during the site visit however, the formal response we got didn't reflect what was dicussed.

I have an integral garage, hence would like a solid floor above. Block and beam on the first floor seems overkill compared to a metal deck with a thin screed, or maybe it just me.

Has anyone used Metfloor, Comflor or similar on their intermediate floor? Any considerations or tips? How did you suspend the ceiling below?

You seem to be going down the same route as me. Then I realized that DIY was no longer an option for me. Like others have said visit sites and speak to the building contractors. They will have their own favorite or experiences.. Question, which way round should you proceed? Choose an ICF first then a builder willing to use that ICF? Or a builder first then decide on which ICF?
