Having had problems with architects in the past, if you know what you want and have gone as far as 3d design, why not apply for planning yourself, if you have the time. The drawing required are not difficult and do not require a lot of detail. We have put in two applications for our current bungalow, both for extensions, one of 300m 2 which we designed and submitted ourselves. Whilst our first attempt was declined due to too large a gable, once this was revised both applications were passed. I would say that whilst we knew exactly what we wanted on the inside with regard to layout etc. the external appearance is where perhaps an architect could have helped, certainly in our case. Further, getting someone to do building regulation drawings when they have not designed the extension is proving difficult. I am attempting them myself, but the drainage etc. Is proving difficult as we are building over a mains sewer, but that is another story.

We have also recently changed from BT to plusnet (actually owned by BT) as BT were much more expensive and would not even match the offers it had for its new customers for us at renewal of contract. Been very pleased with the service so far.

Magnet seem to be one of those companies which nearly always have 40% off sales, would certainly wait for one of those, and get comparisons to negotiate with them further.

Must be about 8 months ahead of schedule. ??Most plaster, coving and floor boards look good condition. ?

No problem. Any questions just ask, site is great at responding, even answers my most stupid questions. Just as an aside would be bit worried if planning consultant did not understand cil, others may say not his field to do so but... -

Have been some good recent threads on cil. Not all councils charge it, so check first. 100 sq meters extension is exempt as is homeowner extension Also look here -

Vertical 4x 2 sits on horizontal one directly under green box, this in turn sits on first of 2 x 8 floor joists, upon which flooring rests. -

Many thanks for thoughts. Still to investigate next bit of roof and floor under dormer room so hopefully that will not throw further spanner in the works. Just realised may have problem with one of floor joists as 2x4 “ support for purlin rests on it, which assume cant just remove, its in wrong place, for design, so hopefully can easily be engineered around. -

Many thanks. Was definitely getting SE, was just surprised joists running counter to what expected. We hope to take out at least half of joists to make open hallway, with skylight in roof, it will certainly be cheaper if not structural. -

Purlins mid height 3x 6” each side, ridge 1.5 x 7”, rafters 4x 2”. No collar ties, this is only half the old roof length though as a roof with dormer was created in the other half. Joists run to a downstairs structural wall in middle of original bungalow, I think. Pictures attached, wall shown was original end of bungalow, a side extension was added hence the door, floor joists in that area do run at 90 deg. to roof ridge! -
Our bungalow was modified in various ways by previous owner. Our lounge, which will become our new entrance hall, has an open void above to the roof, above the ceiling. Having spent a few hours crawling around and pulling back the fluffy insulation, I have found that the there are two joist present, 2 x 4” ceing joists and 2 x8” floor joists for a boarded out central area ( I lifted a small portion to confirm). These joists run in the same direction as the roof ridge line. My understanding was that both ceiling and floor joists are structural as they stop the ouside walls from spreading under the roof load, but that is when they are at right angles to the roof ridge line. As my ceiling and floor joists run parallel with the roof ridge, are they structural? Also what stops the roof weight from pushing the outside walls outwards?

As far as i understand, although we have not started our extension, a commencement notice is required.

As far as i am aware the council do not revise council tax banding even if extension is completed and signed off. The extension is only taken into account when the property is next sold and then they may revise the banding. -
How does the self build exemption work (for extensions and residential annexes)? People who extend their own homes or erect residential annexes within the grounds of their own homes are exempt from the levy, provided that they meet the criteria laid down in regulations 42A and 42B (inserted by the 2014 Regulations). Regulation 67(1A) sets out that requirements for Commencement Notices do not apply to exemptions for residential extensions. the main dwelling must be the self builder’s principal residence, and they must have a material interest in it (as defined in regulation 4(2)); residential annexes are exempt from the levy if they are built within the curtilage of the principal residence and comprise one new dwelling; and residential extensions are exempt from the levy if they enlarge the principal residence and do not comprise an additional dwelling There is no requirement for the occupier of the annex to be related to the owner of the main dwelling, or to commit to staying there for a specified period. From @bassanclan link above. We have planning to add approx 250m 2 + to our bungalow, had to fill in forms for householder exemption for for CIL, which is therfore not chargeable. There may be a requirement to get a commencement notice etc. To confirm exemption which you would have to investigate.

19 inch tyres can also provide harsh ride. The BMW use to have run flat tyres, dont know if still does. It only came with four tyres and a tube of gunk to sort a flat, fine if tyre not shredded. To make matters worse it did have a spare wheel well in boot, but BMW decided to put a battery in there, so no option if wanted to carry a spare. We use to carry a spare in the boot, which kind of negates the use of a touring.- 77 replies
