Yes might need to do this but will need some good thick cardboard. The room is 1805mm by 2350mm. Snap, on the PB slot. Good advice from the buildhub's most experience bathroom guru ?

One idea we found was to create a channel in the plasterboard to get a bit more space.

Thanks @Dreadnaught, yes we are taller than average family (I'm 6'3 and my wife is 6'), so 1800mm would be better.

Thanks @Onoff Yes, it's a constant 1805mm, but no huge amount of manoeuvring space (the length of the room is 2350mm) And plasterboard on the wall. Would prefer to get a snug fit and do away with having to build a bit up if we went with a 1750mm.

Evening, I'm trying to work out a question for our bathroom. Length wise we are 1805mm, is it going to be impossible to fit a 1800mm bath?

Is there much difference between a stick build timber frame, erected and made by a joiner compared to somebody who can lay blocks?

Also not sure what credit people can get, but would the stage payments be more than the credit limit?

If you are considering the commercial benefit, you might be able to save design/engineer costs if you choose a offpeg design from a timber frame supplier. Our house is one off and designed around what we want so stick building allowed some flexibility here, but we had to paid for design and engineer calculations.

Was one reason I didn't go with a timber frame supplier. If you stick build and have a couple of builder merchant credit accounts you now have a better cashflow position. Don't forget the VAT, if you plan to erect the kit yourself you will pay VAT on the kit. If you buy the materials and stick build you will pay VAT on the materials but it will be less. The only area I decide to have manufactured offsite was the roof trusses. I keep a blog here if it is of any interest.

A few up here in the Highlands and Islands. Scotframe are used often, they were not us and we decided to have our timber frame stick build on site. Remember services as well, assume nothing until you have firm quotes from utility providers.

@amavadia I don't know about the chimney issue, but have you considered a bio-ethanol stove? You get electric stove bit for heating, but also a real flame with out the need for a chimney or flue? https://www.stovesareus.co.uk/fires-fireplaces/bio-ethanol-fires/bio-ethanl-fireplaces.html

The impression I had was that the building warrant fee m2 is calculated on market prices, rather than what you can achieve.

engineered wood or hardwood for the kitchen?

We considered engineered or solid wood for our kitchen, but in the end selected neither. Decided to go with luxury vinyl plank with oak effect, slightly more expensive than engineered oak, but should be more durable for an kitchen environment. -

Your building 138m2 and you have to pay this charge, that's mental, surely this levy should only apply to developers or really expensive self builds. We don't have this in Scotland(yet!) and I'm building 138m2 as well.

@Ralfbean I altered the plans through a non material variation for free before we got confirmed our mortgage. I mentioned it in my blog entry below. I struggled with getting the mortgage finance and was able to use my contingency and more money I saved to upgrade the budgeted low spec stuff (thicker slates, aluclad triple windows, solid oak stairs etc). I'm hopeful it will raise my original valuation, although no intention to sell and my equity/loan ratio will be good when finished.

How many jars would one hive produce? Is the honey in the blue crates the same as that close up of the jar above? That's looks a bit darker.
