For what it's worth.... I was in the same situation when I realised my wall mounted TV in the lounge, I'd forgotten to put Ducting in to the corner for my AV Amp, sky box etc... Realised just as the Plasterboarding started in the next room. I panicked out of work, was half way to screwfix when the site foreman raided the plumbers supplies and channeled out the wall for the pipe to be installed, and saved my day! -

Wickes or equiv, will do all you need.... Small drainpipe (for shed guttering etc) , and or white sanitary drain pipes would work as Ducting as well. Use duct tape to seal the joints together,to avoid any liquid seeping in. https://www.wickes.co.uk/Products/Heating+Plumbing/Plumbing/Waste-Pipes+Fittings/Solvent-Weld-Pipes+Fittings/c/1000550 They open at 8ish, so grab, go and push fit, and you'll be having a cup of coffee by the time the screeders arrive!! -

Several long screws pushed deep into insulation, either side of the Ducting, then any old wire tied over the top? -

ASHP 12kw, with 230sqm of 16mm pipe, at 150mm spacing. Run temp is prob low 40s/high 30s? 18L expansion vessel. This pressure drop has been around since early on in the post installation phase. We had it for most of last winter, and maaay have had it during our first winter... We just had so many other bigger post move in focus points it wasn't a priority. So it may have been there originally, it may have gotten worse year in year? -

Thanks all, is there any risk to asking the plumber to fit a bigger expansion vessel anyway? For the sake of him coming out to check it, might Kurt replace It anyway? -

Jumping from about 0.75 bar (I usually keep it at 1.5bar) , A plumber came out and had a quick look, felt expansion vessels were OK, but that my pressure loss might be due to a pressure vessel being too small for the size of UFH loop (250sqm at 150 spacing, vessel is 18l)... But for me to check. I was also keeping the system at 1.5 bar, but he said drop it to 0.75 bar and see if that makes any difference. Nothing else jumped out at him got why I'm loosing pressure, but I didn't tell him about this pressure 'boost' which I just noticed. -
Trying to figure out why our heating loop is losing pressure, being dumped down tundish. One thing I noticed, is that the the systems shuts down/heat demand stops, the pressure jumps up per picture below. Could this pressure jump, cause a pressure valve to trip, dumping down the tundish?

I also need a smart intermediate switch, for our garage, mainly as the kids love to turn it on... But not off. So having a built in timer would be useful.

We debated applying as we have an interesting build... But the privacy, and sheer emotions of it all can be hard enough without film crews etc adding to it. Can be fun on the ups... Less so when you're dealing with a major issue, and you realise 10million people will be watching & judging you on it.

That does look good, we could have done better with our oak sleeper retaining wall, but hindsight is wonderful!

The process and website for doing the VAT reclaim was refreshingly simple. I was actually really impressed with the whole process on the UKGOV website. UKGOV website had one long alphabetical list of what you can claim, and what you can't. Also has an easy access portal to upload, with decent instructions. Download/scan all invoices , title them one at a time ie... #1 LED BULBS BULBSTORE, #2 timber TIMBERSTORE etc Make an excel list of them all, as you go through pulling out the required details from each invoice ... Ie BULBSTORE, vat number, claimable items, vat amount, totally amount etc into columns. Upload them one line item at a time, and pull out the required info from your excel sheet. Submit, and they ask for c 30% of the invoices to cross check, and upload them from your folder. Very good system!

Interesting! Thanks very much all. The original bungalow had the stop cock in the bathroom nearest the point where the pipe entered the house. Builder has disconnected It as part of the demolition, and reinstated it at the edge of our driveway, near our boundary. Image attached, you can see it in the corner of driveway/bin store paving area. You can also see where I want to put the shed! I'm curious as to where the official stopcock is, and where our inbound blue pipe originates from. Wasn't an area of the build I kept an eye on, but I think there is a reasonable chance the builder just tapped into the pipe that existed from when original bungalow was built in the 70s. We then have a further isolation valve inside our utility room. From the image the inbound supply runs directly under our bin store to the road beyond the bushes on the right hand side... But there is nothing in the road for several metres that's any sign of a meter or further junction. I don't want a water meter, so prefer not to go down the official loop yet. For now more asking out of curiosity.

We don't have a meter currently, only a manual stop cock isolation valve!
