  1. This building house malarkey is a tough gig, we've all been in your situation in one form or another! For me it was a shyster of an electrician taking us for a ride to the tune of several grand!
  2. I would suggest buying some fans and using them, just to keep air circulating through these exposed areas!
  3. Can you post pictures of your UFH manifolds please? I'd expect they have a temp dial and a mixing valve on them!

Building houses is not really a zero sum game, you're never going to get it perfect without extensive time, money, stress & micro management throughout the build...and corners (!) will inevitably be cut & missed. There is also the law of diminishing returns over practical vs cost effective vs end result. These cold snaps have made me realise we have sizable thermal bridging along a flush sliding/patio door in the kitchen.... 8m worth (!) which is really annoying because I was fastidious throughout at trying to catch everything, but work travel meant I was away when they screeded the kitchen area & didn't ask them to install some insulation on the inside of the frame prior to screeding.......but.....I was there to suggest dozens & dozens of other things to boost air tightness/insulation above & beyond default, and I caught dozens more that tweaks improved it. That gives me the comfort we are multiples more improved in quality of build then your average new build, and with upgrading insulation & air tightness throughout, that multiplies it again,....and Ill never be disappointed with ''significantly above average'' even if we aren't at the extremes of the top end! One thing I'm not doing though, is buying a thermal camera.....because that WILL drive me insane! Ignorance is bliss, and with global warming.... meh, we wont need any heating within the next few years!

  6. Are you able to divert the lower point of the aco back to the road or verge? Or cut the end off it and extend the cut beyond your grounds? Remove the metal top and just leave it as an exposed channel during the winter?
  7. Did you contribute to the fence? If not a free, good quality, fence is likely to be worth more to your tenants and ability to rent then a couple inches garden. Concrete posts will also mean it never needs replacing. I don't think you've done badly out of this long term...
  8. Just make sure your boarders and Plasterers are good enough to have their work spot lighted!! For examples, find any house rendered with downlights installed. What looks outstanding in the day, suddenly looks like whipped cream under side lights! Alternatively, boarding and Plasters, immaculate during the day, but with the wrong angle of light... My example below...

Those air bricks are twice the size of mine, covering half with a aco isn't ideal, but doesn't feel end of the world IMO, providing you have a few more within the vicinity venting the (assumed) sub floor and DPC protected cavities. If the sub floor is fully dpc'd, and any house built within recent times should be, the risks are negligible.
  10. What are winter night time prices? If combined with a big battery I see it making sense. Same principle would work in the summer.
  11. Hoover thoroughly, bin the bag, 10min wipe down... Move on!! This really is not a big an issue as you are fearing! If you'd been doing it for 6 months and have just realised, it's a very different story, but something like this barely registers in my book. There are millions of properties out there with asbestos in them, what you did will be done a 1000 times a day, most without anyone even knowing!
  12. Asbestos is nasty stuff, but I really wouldn't worry in your situation. It's prolonged exposure that rapidly increases your risk catagory. A one off minor exposure is pretty small in the big scheme of things. How many home owners drill through it without realising then clean up the dust etc... Its common stuff unfortunately! I had asbestos removed from our place using a small firm, and the guys had a face mask and coveralls on, but we're pretty casual hanging around it during breaks or to talk without the mask on, even though I thought around the back of the van etc there could till be airborne bits... When considering it's their job I was surprised.
  13. How old is your unit? Mine was a like for like swap, all pokey yoke... But then I replaced a board within 6 months of the original throwing a wobbly.
  14. I wouldn't be surprised if it's a loss leader /funded trial to then use in marketing material as part of the long con. Easiest and cheapest form of marketing, and the civil servant paying the capex but not the opex doesn't give a shit... He now looks like a genius as he upgraded/has a trial signed off for 100% sustainable electric heating for 1/5th price of a hydrogen boiler (lol) or an ASHP. 'look Doris, I know your grandson said they don't work.. But look... The UK military is trialing them and they know a thing or two about technology... Trust me....'
  15. Really pisses me off, electric boiler are just a con praying on unsuspecting people! That being said, if people are to stupid to spend 30mins checking online checking electric boiler vs ASHP or even just asking around... Maybe they deserve it??

  18. Pleased to have found this topic... We had a shyster for an Elec, and having replaced several g9s before Christmas in the same room (over several weeks), I assumed something was amiss with the wiring because no other bulb in any other place in the house had needed attention..... More fool us for having 4x wall lights, and a ceiling light that takes 6 of the damn things. 8 months in and I'm sure every bulb has been replaced now!! 😔
  19. We're 6 months in, and just starting to settle. One benefit of 100% block built inside and out is the storms don't register much, but having about 2 acres of field higher then us, but being halfway up a hill, does mean every large rain fall has me up checking water discharges and Drains etc! We also have a leak in the damage garage flat roof, one for January as part of snagging!

I don't disagree, however for remote control or smart home integration it's a faff (I imagine...) and I love the heatmiser kit with the ability to graph and monitor temps (though we are over zoned). Other points raised I do agree, but I want to ensure OP has a chance to consider it all in advance!
  21. Can only guess that drilling through the frame, and drilling mounting holes then a new handle kit is the most realistic option!... But you will need drilling it out.

  23. The Samsung controls are very basic, and with the thermostat built in will always read overly warm by the nature of an airing cupboard. As part of the hand over they must take you through its operation, including how to use it. The Samsung instructions are quite complicated for a novice. Have a look through YouTube videos so you know enough to know what they're talking about! Most systems will have an external thermostat, then use the Samsung system for the hot water which is obviously fine for basic controls. That install does look quite messy, I would encourage you to keep a close eye on this project!
