  3. Hiya welcome, looks like your plans are coming along nicely, come and build a wall for me. Just looked at your plans, they look good, what’s the view outside bedroom number 2? If it’s beautiful Wales you will need to move that fitted wardrobe and put the bed in its place!

  5. Going through our revised offer from ecology. As we have a section 106 agreement, the valuer has picked out that we cannot sell the property to anyone who doesn’t have links to our local community within the first 12 months of being on sale (not that we will be selling it). After the initial 12 months it can then be sold to anyone. The email states Please find attached your revised mortgage offer due to the surveyor reducing the mortgage valuation by 25% to take into account the restriction on the section 106. The main change is the monies available from completion of the mortgage which has increased the retention by £20,000. The loan amount has not changed. Am I right in saying that they keep hold of the amount in retention until we request a further valuation? Another point is there any guidance on when is the correct/appropriate times for re evaluation? its a mine field out there ?
  6. Sorry if covering old ground there’s so much stuff on this forum. anyone heard of BPC ventilation, currently looking at quotes for supply of MVHR system. I’ve obtained supply only at the minute but will get professional too install. The unit that they are suggesting/supply think it’s the brand that they only supply. Vent axia sentinel kinetic FH as the cheaper option or vent axia advance s there’s not much price difference. Anyone with any experience of these units?

  8. Having looked at the ecology mortgage that we are currently in the process of completing. We will be drawing smallest amount initially which I think is 30k, so that we can start repaying ASAP however, I’ve looked at the charge for early repayment 2.7k, I’ve also looked at some lenders offering incentives I’m sure I came across 1 last week that offered 1k cash back, plan is to complete build (if they ever start) and within 1 year transfer morgage to normal lender and pay the 2.7k fee. If I can get around 1k cash back I think we could potentially save by paying a reduced amount for the following 12 months using a normal lender. Will look at the figures this weekend to see if current markets give
  9. Yep back to reality now, beginning to think that I would like to manage the site to over see things but not experienced enough and perhaps too scary. It’s all just very very scary and not being in control annoys me a tad. I’ve tried to find out where they are working, nothing as of yet I’ll persevere with that. Written in the contract if they overrun they will be penalised 1k per month (rent money), if they overrun through no fault of their own for example 6 foot of snow/covid19 etc then there’s no penalty. There’s also a planner which clearly states there should be a spade in the ground! Plan is is now to plan plan plan (good advice ?), think back plan required just in case

  13. Evening, whinge time again. so we have almost everything ready to go. Plot fenced off, sips almost finalised. Awaiting UFH confirmation for upstairs. Windows ordered, just need survey when sips erected. ASHP sorted. Water/sewerage paid for, electric provided to plot just needs meter but waiting for name of house to be registered. Just about to finalise the MVHR etc etc. However! ? contractors! We are using architect along with main contractor. We were planning to start early Jan however, they have run over on their last job so 24th feb it was rescheduled too which we weren’t too fussed as the weather was horrendous. Architect says 24th feb to enable works fencing off hardcore/ vehicle parking delivery area etc. Then full steam ahead 1-2 weeks after that. We have a contract drawn up with all the key dates and the end date remaining the same as the January start, was pleased with this as we are renting. So this is the 3rd week and all we have is the fencing. Which we’ve had for 3 weeks. Not a mm of soil excavated. Feel like I want to shout and scream but feel I cannot as all they need to do is finish on the date to the right standard they are contracted too, we have a progress meeting on the 27th and know I should just chill until this date. just keen to get things started, however, if this is just the start I’m beginning to think unreliable. Would anyone else be shouting and screaming! I’ve emailed the architect to ask the question, no response as of yet. I don’t want to upset anyone as it’ll take months and months to find another suitable company. Any thoughts? Whinge over

    Oh we are just about to install our ASHP on a two phase, I was under the impression if we get it commissioned this year we would beat the cut off point. Please tell me I can ?
  18. Haven’t quite worked out cost per meter however we purchased these for 30k installed. Aluminium clad. Not sure if price is good or not! Scared to look. ?

    So I’m guessing the E7 solution is probably a good choice for me, we have no PV installation, this may be something that we might have to look at but aware that feed tariffs are coming to an end after sometime in 21. Hence I was initially thinking how can I provide energy.

    Hmmmm thanks guys for all your detailed explanations, we are quite exposed and can be quite gusty at times. I hadn’t even considered the peaks and troughs of the wind. Ill end up waking up to head off to work with a flat battery ?. Aiming to keep long term costs to a minimum I guess the initial outlay would obliterate any long term gain. we will have 2 phase which I think I could run one feed to the garage to charge the cars overnight (going to look at the economy 7 option). Then the other feed to the house and ASHP. Well that’s what I think I could do? Jeremy 2p per mile, what sort of racing are you on?

    Ok has anyone installed a small single wind turbine, I have seen a few about mainly on farms. I’m thinking if I could install one of these would it provide enough power to charge an electric car? Probably charging through the evening
