  1. Hmmmmm, sounds like I need to find a budget to invest. Would it be a massive issue if we were to fit this after the build as we haven’t allowed for this in our plans or budget!
  2. If we chose not to have a MVHR would we have issues with moisture seems it will be a tight building

  5. We have decided on a sips installation, do we need MVHR, we are not passive, and will be using an ASHP with UFH.

    Has anyone had a recent installation of a BT LINE , I require 1 pole to be installed then the line can be attached to the house. BT openreach have told me to get back in touch to arrange a survey when nearly ready to install. I’m trying to budget so the electrics/water, sewerage are priced however I cannot get a price for BT. I have heard something about part of the cost may be covered by BT. anyone had a recent install?
  7. So keeping within budget and working with the architect, our house size will be approximately 185 sq meters plus double garage is this big enough for a family of 3? As without being inside it I really cannot picture the size anyone with this size house?
  8. We had land adjacent to school but they have refused so have applied for name but don’t know how long it takes. Must be something to do with Northumberland!

Fingers crossed you get there we have a similar plot just under an acre tho, it’s surrounded by stone walling and was a field where the farmer put his sheep so we’ve called it The Stell (sheep enclosure) council were happy with it. Ideas we came up with toft house (a homestead and the attached arable land) The toft hollyhaugh OR farkhaugh ? another question tho does anyone know how long it takes from application of new address to complete as utilities are not interested until named.

    Thanks for that the sparky will be on site so that could be sorted prior to the meter going in. Powgrid are there this week so wanted to make sure everything is in place ?

    What I meant to say was do they need an earth rod before the electric connection is established, the step before the meter that goes in, if that makes sense!
  14. Looks lovely that’s what I have in mind, did you change your planning during the project? What company did you use and was it a custom build?

  18. Hi, local power company about to lay cable up to our boundary, our plot is just grass at the minute. The plan is to install a GRP kiosk I have seen many metal versions and wondered if the GRP version is suitable? The meter box will also be positioned in the kiosk so it will be a permanent fixture. Anyone used this type type and were there any issues with the company’s involved in the installation?
  19. Hi, think this threads in the right place! im struggling with decision re design of double garage. Planning is in place with stone/Trespa cladding exterior. Founds are not down yet so a bit of time to mill over. Budget is around £20k so hopefully this is enough. I have seen a number of oak builds which look lovely, also with flexible layouts, such as 1 parking space/ workspace/ log storage on side etc. Has anyone recently erected this type of construction, as no idea of cost. Without registering with a company it’s difficult to get an idea. Is there any maintenance required? Could the loft space be easily converted for small office space in the future if adequate space? thanks

    Hello everyone, first timer and just starting on a new build (first one), going down main contractor route up in lovely Northumberland. We’ve done lots of research but still have a million unanswered questions! Plot size 3/4 acre in the national park. design is a small 3 bed with detached garage. Sips construction with air source heat pump, wanted ground source but the fear of archaeology swayed us. The plot is an old sheep holding where the land hasn’t been touched forever. This website seems to be the font of all knowledge so apologies now for all the stupid questions that I have. My first welcome question for the forum is about the garage, we have a tight budget of £20k, we have planning for a double, part stone part Trespa cladding, whilst looking around and surfing the endless web, the oak garage kits look lovely and would fit well within the small village that we are moving too. So! Has anyone any thoughts/experiences/ideas re garages. Oak kits you have to register your interest to get a quote, so haven’t a clue how much they cost. I like the thought of maintenance free, but it also has to look right. look forward to any response ?
