Welcome Lots of things to consider, 1) Is everything on your land ? 2) What is the interface between the Contestable and Non Contestable ? do they have to be done at the same time/within. 3) Cost for any traffic management ? 4) new build connection ? VAT free ? Our contestable element was £20k [100m trench up a road, ducting back fill and cable pulling, TM road closure] and was too small job for the Independent Connection Providers to be bothered with. So we just went with the DNO for both contestable and non-contestable.

  8. Looks good - a couple of comments, probably reflecting others. The "Dog shower" may restrict location of sockets in the "utility" as it may now become a "bathroom". Not enough Ensuites for the size of house. Rename the "Walk in wardrobe" to "dressing room" [unless the window is a route of escape] if you have a door to it, as it may be construed as a "room in a room", plant room, cine room, boot room may be construed the same, but may not as it is open plan.   13. Looks like they've made a start with the dropped kerb. Definitely need a condition report and loads of photos of that road surface before starting.
  14. One thing to check is who owns the land in the visibility splays, if it is neighbour they could make it difficult for you in the future.
  15. What did the outline planning permission consider? Have any reserved matters been decided after the Outline Planning? Have you spoken to the Agent?

  17. Does the flooring have underlay, if so the compression of the flooring element will probably greater than the OSB. You mention PAX wardrobes ? They have two adjustable feet at the front, there may be some play in those to take up slack. We had oak flooring, with underlay, on top of Egger flooring board, our wardrobe fitter removed oak flooring for the support so it would not "sag" later. These were not PAX, but on legs like kitchen cabinets and then a plinth section that could be scribed in to final size.

With minor spillages the Elica seems evaporate them in the filter, for major spillages there is a sump and a sump plug you can access from the draw below [assuming you haven't blocked up access fully].

  21. We had one installed when we built. To date its main use has been to pre-heat the hose pipe to give flexibility before unravelling, and subsequently before winding up. And to heat the Air intake pipe on the Insignia in minus 3 so I could change the MAF Sensor.

  23. You're over thinking this. BCO probably wont even consider this, ours didn't even look at the tank. With difference in risk of legionella between your tank in the loft and a fish tank full of fish sitting in a living room? If you are concerned about being WRAS compliant, buy a proprietary system that is WRAS compliant [regarding the potable element], ours is from Rainwater Harvesting. It fills from the tank when there is water in the tank, and from potable water when there is none. it automatically recycles every three days when it is not used. There is an Air break between the Potable water and Rainwater.
  24. Our rainwater header tank is a cold loft. But think about it logically there are millions of open water tanks in "cold lofts" that are around/above 20 degrees for months on end in the summer months. Potable water is less than 1mg/l, less than a teaspoon in 7500l
