Nonsense from most ! You take my expert advice . ?? Buy a plot now . Or buy a house with the potential for planning . That will take you 5 years fighting the council . Make sure you can live on site or buy something nearby you can live in ( don’t rent ) . You won’t have enough money but you will have time ( assuming SWMBO is ‘ forgiving ‘ ) . Read lots , ask lots of questions . Then start , f a lot of things up . You are learning now ! . Spend more money due to the f up’s . You’ve learn’t even more now ! In essence you are making it up ( to some extent ) as you go along especially if a true self build . Remember the best rule of all ... “ @pocster did it - so I can do it ! “

You have plenty of time to plan but it’s best to take advantage of anything you can well ahead of your schedule. For example have you considered some walk on glazing ?

It couldn’t . The council forced me to add it years ago ( hmo ) the plumber at the time saw this as the only viable option . Too be fair - it’s been fine for 10 years until roofer removed it ...

Though you can see what a top job the roofer did ! . Shame he didn’t mention the poo pipe . Luckily scaffolding still up as rear chimney stack is well f’d

Tenant sends me this .... I’m wtf ! . He’s on the 1st floor ! ? going up the pipe defies laws of physics . I call emergency plumber to attend ( ££££ ) As I drive there I think - there’s a loft wc - but what could of happened! Roofer took the waste pipe off and didn’t fix it back on properly ( though he claims he never removed the pipe so magically tiled under it ) . Plumber uses solvent weld to ‘ fix ‘ it - which even I know won’t hold it . ? everywhere ! Plumber coming back next week as we need a clip of some sort to hold that bend in - but it means fixing to the tiles somehow . Enjoyed today

Yep - 3 phase best for “ future proofing “ . Though I can only charge at 7kw it’s not an issue . I “ top up “ frequently; especially when PV output is high . Indeed my EV battery has never been below 50% . Sometimes I adjust so I only charge from PV - which of course may just be 1kw . But it’s free fuel !

I *think* it does as max on single phase is 7kw . Someone May correct me ???

I briefly looked at 3 phase . Saw the ‘estimated’ cost and thought f that . So single phase with PV and EV - it’s all good ?

I love Cornwall . Especially the trip home away from it
