There is no plan ! . It seems to manage ok now . But I don’t want to cause an issue …. . Decorative chippings as suggested by @Conor might be the way to go . Perhaps I don’t need a solid base underneath ? . If I need to get in there just put a board from the window ledge across bridging the pir ????

Digging it out is a maybe . I seem to remember whilst it looks like rough ground ontop it’s actually a big chunk of poured concrete …. I’ll clean it up tomorrow so we can see what’s there

Finally ( after around 7 years ) got to deal with this . The Lightwell is outside the below ground construction . I need to put a ‘floor’ in here . Needs to be able to take my weight as the light in there is bound to fail one day . The ground is rough . Also ( hard to tell ) the 1st 150mm is pir insulation . I did think about a shallow concrete pour over it - but not sure that would be strong enough ( max depth is 40mm before I finish with tile ). My concerns are strength and water ingress ( don’t really want to direct it towards the build ) . Any suggestions welcome !

I used nothing . But I insulated the hot feeds - which achieves the same ‘identification’ task . -

The problem today is : As a LL I buy a typical house in an ok area for 400k ( in my city ) I need a 25% deposit as a btl - just say I have 100k doing nothing 🙄 300k mortgage at ( we will be kind ) 6%. So interest is 18k a year . Ignoring repairs / voids / legislation etc . A monthly rent of 2k makes it not worth the effort . Yet 2k a month rent is certainly not insubstantial. Obviously my example is rather crude - but the high purchase price and the high loan costs mean rent has to be higher .

Most LL’s buying anything now ( there aren’t many ! ) do exactly this . I believe a stat I read about a year ago was LL’s buying property accounted for under 4% of all property sales .

The thing that irritates me as a LL I’m meant to get to a C ( even though I pay the bills ) but the rest of the home owner population can sit at an E or whatever ! LL’s save the works from climate change seems a tad unfair . Like most though ; my self build exceeds minimum spec for EPC ( regardless of the rating ) Reality is coming home - voting public don’t like facts though ; they like belief aka lies …

@ProDave spot on . It sounds ‘ bad ‘ but it was never feasible . If forced to upgrade to a C and it’s too expensive only option is to sell . How many properties would suddenly come on the market ? , how many tenants would be evicted ? It would create a massive problem- where housing is already a massive problem. Bit like labours U turn on rent capping . The parties are all starting to realise the scale and complexity of the problem …. If in doubt don’t make it worse .
