This wall at the top of the stairs might aswell have a sign saying “ scratch me , dirty hand prints welcome“ I really want something that is durable to hand prints / easily wipeable . But I want Matt as otherwise a ‘shiny’ wall might look odd if I go for silk or “bathroom “ paint . Here’s what I used originally

Could smear structural sealant around it . Allows for flexibility and water proof . You’ll sleep better if you’ve done that …

Record all meetings ( I used spy pen ) . You have a bad planning officer . I had lots of them . You need to formulate an approach that gets them removed so you get a new officer . Don’t take ultimatums ( accept this or go to appeal ) - that’s not how it is meant to work . A planning consult would help but at a cost …

Glass and brushed steel . But I wanted that installed later as I have “ work to do “ on the stairwell I.e the glass if installed would be in the way

I’d say magic but it’s not true ! . There’s a steel frame on the far side ( between tiled wall and stairs . They are effectively cantilevered . But each box rests on the previous so ultimately the ‘strain’ is taken from the big bottom step ( has a good chunk of timber and steel in it )

Not complete . Glazing on sides to go in later - very happy with it so far .

Surely you want to over engineer this massively? Bollards that can be raised/lowered ( by lying down ) triggered by numberplate recognition / geo fence / alexa - that's what I would do!
