  2. I concur, crap workmanship, all gaps need filling with expanding foam.
  3. However I did hang mine into the room but the BCO said the room was so big it was ok as anyone collapsing off the loo would not be in front of the door (and he added “you will only change it back again after I leave if I make you change it!!!”)

Not really, she was adamant only bungalows were built in the area (although other two storied dwellings existed in the area), and it was not just one policy it was a few the appeal officer said she was not following! However, if a house is orientated to max solar gain and filled with insulation (like mine) it does not matter what heating or temp it is set at it is still more efficient.
  7. Well I had exactly the same problem, no matter what compromise I made they would not budge, but told me “if you went to appeal you would probably win” !!! So i did and won hands down with the appeal decision telling the planners they were not abiding by their own policies 😱. Don’t be afraid to go to appeal, in my opinion it’s easier than applying for planning (and I did mine myself).

  9. I am looking to buy a property with a combi boiler but noticed no Magnaclean was installed, looking on the web there are other magnetic filters for nearly half the price of a Magnaclean so my question is, are Magnaclean worth the cost vs the others?
  10. If the supplier can’t supply the necessary info I guess you need an SE to specify what’s required (before you buy it).

  13. Spookily enough I have just had a flexi fail on my kitchen sink tap, the treaded part into the tap base snapped off so have ordered a new tap and flexi,s. 😢

  15. With my brick build the bricky used some lime in the mix and it looks good, the joints are about 12mm and the bricks “tumbled” (put in a revolving drum to knock the corners off to make them look old) very pleased with the result.
  16. No, and yes we got an EA permit for it, reason for ditch was we are on solid yellow clay so drainage field was a no go.

  18. A customer of mine many years ago asked me to create a cat tunnel, only one flap tho, from her kitchen worktop through a wall with a dustbin outside for the cat to jump on 🤷‍♂️. It worked great.
  19. No, just tell them it’s wrong, you don’t need to pay someone else to tell them!. I agree with all comments above about rectifying it.
  20. It can depend on the building inspector, some interpret the rules as they see fit, have you got building regs yet? I was supposed to instal a rainwater soak away but I explained that as we are on solid yellow clay it would never work so he let me pipe it direct to a ditch.

  23. With my planning fight (four attempts) I took it to the Secretary of State for an appeal and the planners were told they were not following their own policies 🤷‍♂️( and I won on all points, which included turning the house through 90’ to maximise solar gain!).
  24. My take on not publicising what you are doing is that you are not trying to break any rules but asking for advice on the best way to achieve what you want. Plenty of “been there, done that” advise here 👍
