Then why did you include option D) in your earlier response 🤷♂️. It would appear you only have two options, find room for a buffer or refuse to have an ASHP 🤔

I presented a discussion re turning MVHR off when not needed here a long time ago, if I remember correctly CO2 sensors are either very expensive or inaccurate but was told CO2 is closely linked to humidity so a simple humidity sensor could switch the MVHR off if not required (I fitted a humidity sensor to control boost after bath/shower/cooking.)

I always used a 9” grinder, make sure it’s got “soft start”, although big you have more leverage over where it’s going. You will have to stand on something solid (no balancing act). With my diamond disc only one cut required to slot the lead in and wedge tight. I always used lead seal as you linked too.

Cold bridge and aesthetics, I think they spoil the loook of a house. My pet hate is kitchen pipes running at an angle down an outside wall to a drain.🤯

I am in England but also failed the percolation test, I used a vortex treatment plant which has very clean outfall and allowed to discharge to certain water courses. Others from Scotland will be along shortly.

Oh yes, he complained about everything we did on site and actually pissed off the enforcement officer who had to keep visiting. I was working around the site prior to planning permission (gone to appeal which I won) doing jobs outside of that required planning, clearing ditches etc and in the end I used to ring the enforcement officer to tell him each day what I was going to do that day to save him visiting, we got on well. The neighbour went bankrupt and had his house sold from under him 👍

I too removed my own asbestos (dressed like haz mat gear) and put it into an asbestos lidded skip and paid fir it’s removal (to be buried in an old quarry in Cornwall) it was ok ed by the environment agency (because my nosey neighbour informed them after a fire that asbestos was involved).

@john_smith93 we need photos of the outside to understand more. This is @Gus Potter field of expertise. I guess that as that other ridge beam resting on this purlin is so low it might be a false dormer 🤷♂️, any bets? I am not sure about spreading as this should be controlled by the ceiling joists 🤔, hopefully only roof joists bowing due to the purlin sagging. I take Gus,s point about more damage from jacking causing even more damage (if you can find somewhere substantial to jack from!) I still think this is repairable and would not put me off buying (but might get a few ££ off the asking price.) Gus,s suggestion of pre stressing a sistering timber is a great idea IMO.

From my limited knowledge, cold tarmac comes in a bag and can be laid cold, no need to have it delivered hot which obviously costs much more.

Shared septic tank on land of house we want to purchase. Any advice?

I used to live in a property with a shared septic tank (in a neighbours garden) and there was an agreement that any maintenance/emptying was shared cost wise. Might be wise to get it in writing BUT as @Big Jimbo says, talk to the neighbour and get a feel for how things might play out. -
Whilst on this subject, I am installing electric gates on a concrete plinth but have about 500mm to the edge of the tarmac road (very bad condition) and due to undulations think tarmac would be best but can’t find someone to do such a small job (fir a reasonable price). So what do people think of cold lay tarmac (DIY) ?

+1, I had my bricklayer lay to whole of half bricks then ordered the windows to fit the opening (looks much better than cut bricks). again +1, I did this in a former house and it looked great and lots of comments on it.

In my build we used concrete lintels over bifolds about 3m long but they were more like 150 deep and brickwork above.

+1, or the purlin had a weakness in it to start with and age has found it’s weakness, either way as Russ says above, jack it up and strengthen the area (and negotiate the price), it would not put me off buying it.
