It annoys me when architects over rule customers, however I was a a similar position, heavy yellow clay and a drainage ditch on the boundary, BCO visited (nice chap and practical) when he told me I needed an attenuation tank I said “you mean a swimming pool”, I explained it would just fill up and stay full till it overflowed into the ditch, currently all rainwater goes to the ditch any way so he allowed direct pipe work to said ditch.

Ha, my first house (a wreck) still had lead covered cables buried in the plaster. The electric had been disconnected so when the DNO came to re connect it he tested the wiring and nearly had a fit, “I am not connecting that it’s fecking dangerous”, he pulled the main fuse (but left it there). To work on the house I put the main fuse back in, went upstairs and leant on the damp wallpaper and got a right tingle. I quickly rigged a temp power and lighting ring 😱 -
It fascinates me that back then with no SE input, scaffolding (as we know it) etc they managed to build such huge magnificent buildings, flying buttresses etc

That does make sense, make a beam and load it till it breaks or buckles, then you have your answer. I didn’t understand one word of @Gus Potter post above unfortunately, but making and breaking it I get 🤔.

Having fought planners a few times I don’t see why they want a dormer, apart from the existing house is room in roof with a flat roofed dormer, as @ProDave says dormers are difficult to detail, and to give enough insulation to meet regs the cheeks are ugly thick. (I used to like dormers but I am better now 🤷♂️). Don’t be afraid to fight the planners and even go to appeal like I did. Going to appeal I found easier than dealing with planners. Part of my appeal was photos of surrounding houses creating a “street scene”. If you compromise too soon you may never forgive yourself. -

It’s too late for me now but should I have sleeved to the correct colours ( as i do with switched live for light switches) or is it acceptable to leave as is (in future). -

That makes sense (I know nothing about three phase), using it as I have duplicates the earth I guess 🤷♂️ -

Advice on how to proceed with planning officer

Proved in my case by the appeal who,s officer said the planner was not abiding by their own policies Our initial pre planning advise was “yes no problem” but the application was refused four times. We did this as well, in person he was very reasonable and sided with us but when it came to a hearing he voted against us (we were told on the grapevine that everyone was told by the chairwoman to vote against us). -
As many here know I went to appeal, (and won) can’t remember how many weeks but they were more than helpful (far more helpful than the bl00dy planner’s were).

I did the same, didn’t register for council tax as it was for “builders services” (loo, washing and eating facilities). I was still paying council tax on our previous house (where er indoors was still living) but stayed there during most weeks. No bother from the council.

Nothing to say a garage is to keep a car in, in fact most people don’t, also nothing to say you can’t insulate a “garage”.

That was the grand designs using glued together herringbone tiles, didn’t they use plastic formers to hold the soil in place? (I thought it was a big gamble but looked good!!)

A agree with @DevilDamo it’s only house extensions restricted, not other things (garden room, shed). Their letter mentions green belt which is probably their reason for restrictions. -
Oh I agree but the problem is “standards”, the bought ones are tested to meet demands in the building industry/insurance/BCO. If it’s fir a shed where no standard has to be met then all well and good. I have no doubt I could knock some up if required.

What are you trying to prove? We know I beams work and are very common now (well they did work in my build 🤷♂️)

I am not an expert but I would use code 4 (it’s thicker). Why not use slate hooks? -

Multiple holes/nails in slates is fine, I always preferred two nail fixing to stop rotating etc. as long as holes in the soakers are not at the bottom that’s fine. -
