  1. Sorry edited my post about concrete over. As BC is not consistent I would suggest you confirm with your own BC officer.
  2. My drains were laid to a minimum of 300mm and passed by BC. My understanding was if car traffic was going over then re Inforced concrete over was required.

  4. Include a photo of that 7’ hedge in your appeal to show that from the road little will be seen. Also point out that a well designed oak framed garage is less of an eyesore than vehicles parked on the drive 🤷‍♂️.
  5. I second going to appeal, easier in my opinion than applying for planning and they are far more “practical “ IMO. Frankly with a current refusal it’s your only option and as you say the new one is far more appealing than the existing one. see if you can get a picture of what you propose, a picture is worth a thousand words (as they say).
  6. Peace of mind is worth £££££, I was in a position to Sue my solicitor and barrister recently but also due to health issues I decided it was not worth the work and pressure so I let it slide, life is too short . Take the money and treat yourself 😎
  7. If he bought a machine what are you paying for.? If it’s his machine that’s up to him. If your not paying VAT then you will not be reclaiming it 🤷‍♂️

My plasterer complained about shocks when working (with wet plaster) in a customers house, I traced the fault to an electric cooker (live earth), I also noticed the RCD had been removed (and left on the shelf) the customer then remembered her electrician had meant to return a few months after but never did. Along side this the hubby lost all his coy carp and was puzzled by their demise. (They were electrocuted) When I got the electrician there I laid into him big time and told him he nearly killed people and suggested he paid for the customers coy carp. Beggars belief.
  10. However….. Here’s the very surprising truth: permitted development rights for homeowners are exactly the same in the Green Belt as they are in your average suburb or town centre. 🤷‍♂️ so @phykell is it green belt or a conservation area ?
  11. In your diagram the proposed garage is slightly forward of your principle house elevation (is this the case?) as not allowed under permitted development, other than that….I don’t see why you cannot build what you want. https://www.gov.uk/government/consultations/permitted-development-rights
  12. Despite what you paid I would expect “professionals” working on lethal power cables to do their job properly and safely. There should be a mechanism to hold them accountable, perhaps telling the press will make them think twice?

  17. I used to have a Vortex 6 and the floating sludge did vary with time but I could never pin point why, it never got too bad (apart from when a rat got in and blocked a pipe 😱).

  20. Just watched it and yes beautifully done, but worth the financial burden? Even the Oak flooring was near 2” thick , why? That alone must have cost a fortune .

I think in this case the developer was taking the piss, not small deviations, banking on the LPA not bothering about it and should be hit hard but not to demolish as that’s just a pure waste of money and puts tenants out at no fault of theirs. Back in Devon my neighbour was given a height limit but exceeded it by about 1200mm and the planners didn’t even notice or bother to look, so what’s the point 🤷‍♂️

  24. Actually I agree, why put the tenants out, it was not their fault, yes fine the developer massively to make them an example to others not to take the piss.
  25. Always go on recommendations from happy customers and more than one.
