I'm not qualified to give you an opinion. But I have faced lots of problems of the type you describe on my build. And when that happened, one thing I did which almost always helped, was to go around the locality and look to see how others have solved the problem. I found building site managers always helpful once I'd introduced myself and asked if I could go and have a look. The visits were almost always instructive - and I learned loads about other build-related issues too. I got asked why I was lurking once or twice .... The producers of Prepend Vents will have a view on your problem too. Look at their website and see if they have a Tech support service. Ian

I haven't . And I haven't been asked for one. Yet. (that important little word) Thanks for posting this thread. A quick google (other search engines are available) found OFGEM saying this . The publication includes a checklist for Commissioning Certification . I think though, that the document might be specific to FIT installations - looks like another minefield to navigate .... arghhhh. Maybe - just maybe, your electrician will be able to confirm that the system has been commissioned? -

Ok, thanks. Here, abstracted form the Decision Notices is a simple explanation of why one was refused, and the other accepted. In short, one applicant listened to what the Planner wanted ( advised ) , and the other didn't. and My (inexpert) advice, make an application and listen to what the planner suggests. Its that concept ...value... thats the most difficult to judge : it's worth is always judged in the eye of the beholder: a family of 4 (2+2), or two old folks like me and SWMBO, our two dogs, one cat a scramble of chickens? Yes Could you send us (upload) a sketch plan of your property, and maybe link to the planning documentation held by your Planning Authority as in .'.. believe this was rejected ....' : doing that will help us help you. What we need most is called the Decision Notice. But a simple link to the application will do. Take a look at this resource: 30 home improvements that aren't worth the money I bet you anything that some folk on here would love a home gym (specially @pocster cos he needs one ๐คจ) and my OH would love a mature garden. Who are you likely to sell to? Here, there's a high turnover of University staff ( minimal garden maintenance, fast BB, easy parking, easy access to schools) and lots of medical staff at the two hospitals good yearly turn-over of medics - nearly no old fuddy duddies like us two. What will your likely market appreciate? Talk to an estate agent about that. Gold dust. For balance here's an article about the things that some authors think are worth it. Pinch or three of salt needed here methinks. -

Yes. The answer to your problem is really simple: the types of fire detection are a matter for a competent designer . How those detectors look isn't (because they in turn will have been designed by competent designers). i.e. there are a range of sensor designs from which to choose commission the fire engineering report send the fire engineer your architects plans in relation to fire suppression send a copy of the fire engineers report to the BCO for approval - and wait for the response from his office meanwhile: send a copy of the report to two or three fire systems suppliers and ask them for a price to supply and fit (VAT NOT CHARGED ON SUPPLY AND FIT) Read the BCO's response to the design. If it varies from the design that you have commissioned , send the BCOs response to the fire company. Do not pay them anything until the BCO and the company have come to some form of agreement. Do NOT just fit what the fire equipment company says : the BCO can (and in our case did) reject the company's design and require additional protection. After it had been fitted. Cue noises from one AnnoyedButToughButtercup After doing Due Diligence, ask the suppliers to fit equipment which you want (that may well mean leg-work looking for unobtrusive equipment of the right type for your fire design) Yes, what am saying is, that a nominally Competent Designer (as defined in CDM2015 as amended) official design can be challenged by a BCO ( he / she won't sign your house off). And that has happened to us. And, a year later, I'm still trying to unpick the problems caused. Can't take a joke? Don't self-build. -

A quick site-wide search shows that nobody has mentioned them. They are manufactured locally to us (North West), so might well not be available across the UK - hence the lack of reference to them here on BH. Your post asks the hardest question in the realm of self-building. The more you look at houses (or anything else) the more informed you become. If during that educational process you are fortunate enough to be taught how to look at houses, - or teach yourself how - and what to look for, then the more sophisticated your taste becomes. In other words on continued engagement with the topic, todays fancy often becomes tomorrow's cheap. And engagement is what every single member is here for. As an example, take foundation design. Many of us had never heard of an insulated raft design before building our houses. We would not have known what to look for or why that design is so desirable. Now, just a glimpse of a small piece of EPS300 poking above the edging strip round the base of a house is enough to make us suspect that the foundation is insulated. Fancy if you like. As well as warmer. In this sector, the steeper the learning curve, the wider the choice. That doesn't mean we can't choose cheap, but we can choose fancy on the basis of having sweated the detail of why (to cite a current example) @pocster's choice of Jungheinrich wood to metal screws is a good one.
