Can anyone offer advice. All been working fine for last 4 years but noticed today that one room ( 3 loops) is constantly heating even though thermostat is not calling for it. Reset and swopped the Neostat with 2 others with no change. Other room thermostats from the same manifold work correctly.

I concur. Never used the UFH upstairs just tiles in main bathroom need a little heat occasionally and electric matting would have been ideal. @miike Great thread.

I had roller marks on the supplied and fitted 3G windows which the installer did eventually replace. Can you compare them to another installation?

I like this approach, was a very enjoyable (long) part of my build. Last shot before Cedar cladding fixed.

Next thought, as these timber steps have been in place for 4 years I just need to improve the support underneath and would then use tile adhesive to fix tiles.

I do not think weight would be an issue so would probably make 5 sets of blockwork steps, we have 70mm screed with UFH on top of 150mm Celotex then 100mm concrete. I am only a self builder not a professional.

I made these timber steps for an 80cm differential as a stop gap but still in use today. Will need better support in the middle to stop creaking before being finished in limestone to match hall. Or might remove and do blockwork. Its on the list.

I have just finished laying nearly 100 sqm of outdoor Porcelain tiles, about £54.00 sqm inc vat from Mandarin Stone. They were invoiced and delivered back in May 2022. 4 metre depth should be enough for furniture and table and chairs depending on width.

I am currently laying 100sqm of Porcelain 20mmx900mmx600mm at home, quite a challenge as a self builder., not a professional. Mostly level, some walling and steps. If this was my problem I would try core drilling through the lower rectangular tiles at the base of the wall and continue through the brick retaining wall. If the tiles break, remove them, drill retaining wall, clean hole through new tile and fix. It looks very smart in the photo.

I started tiling first and made the Niche fit between whole tiles, used Hardie backer board and some tanking. Takes some planning but no cut tiles. Should work with your Metro tile size.

Yes, the first floor built on top of ground floor. Two timber stud spine walls on the ground floor to support the joists, GF was 13m x 7m. The first floor timber joists were 44mm x 220mm x 4400mm + some glulams. Vapour barrier behind the OSB, Pavatherm on the outside then batten, counter batten and cedar cladding.
